I was listing a restaurant that had shut down in the middle of the night and left with food in the refrigerator along with food on the counters. Needless to say, the place was disgusting and needed a deep cleaning in order to prepare for showing and it's next Tenant. The manager showed up and gave a very competitive bid and delivered on his promise to make the place shine from it's past Tenant. I was very thankful and pleased as well as my Landlord I was representing on the transaction.
