Proof of satisfaction of any mechanics' liens, chattel mortgages, judgments, or mortgages that were paid prior to the closing. When you buy a house, the burden to provide clear title is usually the responsibility of the Seller.
Owner policies protect the owner. A title insurance owner policy is a one-time fee protection for as long as you or your heirs own the insured interest in the property. Abstracts - A property abstract is a collection of legal documents that chronicles activities associated with a particular parcel of land. Generally included are references to deeds, mortgages, wills, probate records, court litigations and tax sales - basically, any essential legal documents that affect the property.
