Services
A VA loan is a mortgage loan guaranteed by the U.S. Department of Veteran Affairs (VA) that is available to most US service members. It offers some very great benefits to those that have served our country. 0% Down/100% Financing- The days of no-down-payment mortgages are gone, but not for veterans.
The pre-approval process is much more complete than pre-qualification. For pre-qualification, the loan officer asks you a few questions and provides you with a pre-qual letter. Pre-approval includes all the steps of a full approval, except for the appraisal and title search. Pre-approval can put you in a better negotiating position, much like a cash buyer.
We will request documents only after you have (1) received a Loan Estimate and a Home Loan Toolkit, and (2) you have provided us with your verbal or written "intent to proceed" with the mortgage application. Before receiving the requested documents we may ask you to provide us with Information that will help us to evaluate your potential application for a mortgage loan.

We worked with Jim to secure financing on our new home. He is so knowledgeable and helpful. He really came through by advising us through the process, even when some last minute things popped up. Since they are a brokerage, rather than one bank, he has access to lots of different loan types. He found the ideal loan that worked for us. We will definitely use him again. Highly recommend!

We can not give enough stars and thanks to the amazing team at NorthWest Mortgage Advisors. About a year ago we started our search for a home in the Bend area. Our agent at the time, advised that we would need to get "Pre-Approved" prior to submitting any offers and suggested that we speak with her "Ace" mortgage advisor.
