I am a parent of a student that rented a home Managed by First Choice. The worst experience I have ever encountered as a Leasee. We rented a 900 sq ft house for our daughter that was is disrepair and generally marginal condition. Tenant expectations to maintain property and pay for the water to do so unrealistic. Watering weeds. Management co VERY unresponsive and dismissive to repair requests. Upon vacating, I personally spent hours cleaning to get back as much security deposit as possible. They deducted 8 hours of cleaning post move out. It would not take someone to clean a dirty 900 sq ft house

We rented a home in Klamath Falls from them and they are wonderful !!! Anytime we needed a repair they got it done right away. They are always very friendly and helpful. I would recommend them to everyone if your planning a move to beautiful Klamath Falls !!!!

House wasn't anything like pic, wasn't ready for occupancy. Carpet old, nasty. Walls weren't painted, had nails from previous tenants. House had borer bug and ant infestations and plumbing issues. 1st Choice is trying to keep our deposit. Owner of house is Klamath Falls lawyer Neal G Buchanan. THEY ARE A SCAM!! SLUM LORDS!! I called to discuss their response below. Even with pics of pre-occupancy proof, Matt still refused to return our deposit. I went viral with it and had many respnses they did same to them. AVOID THEM LIKE THE PLAGUE.

My mother rented an apartment with these folks, and although the staff was always nice to us, we felt robbed by the end of it. My mom is in a wheel chair, and the laundry room and the mail room were not accessible for wheel chairs—so just a heads up to future renters. My mom also had a small dog, which we paid the extra fees for happily, but when she moved (only 3 or so months after first arriving there), they charged hundreds of dollars to "steam clean" the laminate floor, which—and I'm not exaggerating—literally had a layer of grime on it that we had to clean off with a toothbrush when

I have been renting from this company for almost 7 years and have received consistent excellence throughout. Darcy, Deanna, Matt and Christina are incredibly professional and resourceful. Housing issues are dealt with promptly with great communication throughout the proccess.

Rented through 1st choice for a couple months and ended having to end my lease early😐 Darcy, Matt and Deanna were great to work with. Whenever I had a problem it USUALLY got fixed right away.. HOWEVER, the maintenance men were HORRIBLE, Sam would never call or suow up to fix what needed to be fixed, Jason would always beat around the bush. I'm expecting at LEAST $600 of my deposit back due to their $60 carpet cleaning fee(which is fine). But my little also tore 2 pieces off the blinds(whichbwe were aware of but couldn't replace). If I get anything less then that I will expect a HUGE explanation

would not reccomend to rent from them I put in a app in the beginning of December took them 5 weeks! to decide if I was approved or not. then they asked for papers and didnt know how to read them and denied me instead of asking what the papers meant. then did everything possible to not rent to me. gave excuses of how I never paid things on time (which isnt true I'm always up to date on my Bill's , always have paid over on my rent) and there is NO communication in that building the owner matt had NO IDEA what was going on with his properties and the front desk

Rented from First Choice for a year. I mostly dealt with Christina and Darcy and they were both very receptive of my needs and prompt in their responses.
Maintenance was usually pretty good, but took a few weeks longer with extra persistence required around the winter months.
They charge a $100 carpet cleaning fee, which I don't mind in itself, but the carpet was absolutely not professionally cleaned when I first moved in. I was vacuuming up dog hair for a couple months upon move-in.
They were mostly honest with my security deposit, and after I asked about a $60 cleaning fee that was unwarranted

I've been renting from First Choice Property Management for 5 months now and so far I've had a great experience with them. Their website is well designed and easy to use. I can check my payment history and pay rent online. When I had an electrical problem, I told them at 4:30 in the afternoon and they had an electrician out the next morning.
Update:
After just over a year I moved away from Klamath Falls. I got back almost my entire deposit even though I missed several spots cleaning and they gave me a detailed print out showing all the dates when I paid my rent.

Amazing! So happy to have rented with this company! I had an amazing experience with them! I never had an issue. They have an awesome ...user friendly website. It makes paying rent easy and painless! You can also put maintainence request on the website which make those super quick. The staff is also great. Darcy, Deanna, Christina, and Matt! I appreciate all the help and time you guys gave us. I kept the place in good condition and cleaned everything like new (as possible of course) and I got my whole deposit back. So again.
