Great accommodations and great staff. Near everything with a great walking trail that bypasses a very cool art installation.

Very good accomadations for the price, superior to 'the other place' down the road. The owner is nice, and the stay was pleasant. Highly recommended.

Rooms are comfortable but there are no thermostats so u have to call to ask to raise the heat. they did raise when we asked. also well water is used and sulfur is added to sterilize it, so expect the water to have a bit of a smell. the rooms are well kept and the prices are reasonable.

I love these little places. Nothing fancy and everything you need. Off the main road, the only noise is the stream running by. Owner so nice. Such a beautiful part of New York State.

Pretty good bang for your buck. Not upscale, but cozy enough with responsive service.

Good value for $$. Clean, but could not take the smell in the water! Do they have their sewer lines mixed up with water line?
Prepare to skip shower or washing your face if you stay here

Stayed Friday 2.8.2013 for $65. Was very pleased with the size and type of room. It was very clean and the 1 queen bed was very comfortable. The room itself had many outlets, nice TV, microwave, mini fridge, coffee maker and a little couch. If staying in this area in the catskills this is a great spot and value. Check out the Arkville Bread & Breakfast for really good breakfast sandwich and coffee in the morning.
