In 1995, after graduating from college, Marshall Harrell III was planning to spend two years learning about the business that his family operated. He is still here and is still learning. The information provided below can be used to help you estimate the cost of the insurance premium for your real estate transaction. Please provide your best estimate of the closing date for your property. Endorsements will be requested by most lenders and can not be negotiated. However, the title company will not be certain of all endorsement requests until closer to the time of closing.
A title insurance policy is a contract of indemnity that imposes a duty on the insurance company to indemnify the insured against losses caused by defects in title. After we complete our research, the title company provides all parties involved in the transaction a title commitment. At this point, the title company is providing everyone with the information that the company is willing to insure.
Owning real estate is one of the most precious values of freedom in this country. You want the assurance that the property you are buying will be yours. Other than your mortgage holder, no one else should have any claims or restrictions against your home. Title insurance is issued after a careful examination of the public records.

I was not impressed at all. Was not up front with funding procedures and cost us a whole day and a lot of headaches trying to reschedule all of the moving at the last minute.

This was the worst experience EVER! Did not close on time because 3 days prior our escrow officer realized there was no survey and she told us she would get back to us if we needed one or not and she never got back to us. She would drag her feet getting our Lender the information she needed which led to delays and frustration. Communication was done mostly through email and when things were going so bad, that would have been the time to pick up the phone...but that didn't happen. I would never use or recommend this business and I wouldn't even give it the one star!
