Campbell Street was formed in 2011 with the simple objective of creating great places to live in the neighborhoods of the City of Chicago. Co-founded Campbell Street in 2012 and focuses on acquisitions and development. Prior to Campbell Street, Mr. Krueger worked in commercial real estate mortgage banking and residential real estate brokerage.

Mr. Krueger is a graduate of Loyola University Chicago with degrees in finance, international business and Italian. Co-founder of Campbell Street and focuses on acquisitions, financing and investor relation. Prior to Campbell Street, Mr. Horstick worked as a real estate lender at Wells Fargo Bank. He received his real estate license at the age of 19 and currently holds his Managing Broker License in the State of Illinois.

Our apartment in West Loop Little Italy has had a few problems here and there (Window trouble, The Washer, and Sink Pipe Issue). All of which were taken care of within a day or two if the problem had a difficult issue. This has been the best property I've stayed at in Chicago out of 4 apartments. Thankfully, there are still good property managers out there on top of their work even when they have multiple properties.

This is the worst home experience I have ever had in my life due to Campbell Street Management--their lack of concern for the safety, well being of their tenants, simple things like mail service that was not functional for months, lying about when construction would be done, sewage overflowing into my bathroom, I could go on and on. Every single tenant I've spoken to is leaving after one year because they agree that they are the worst. I was attracted to this rental due to the price and renovations, however, management is completely unresponsive. When we moved in, we were told they would schedule a walkthrough with us to document any existing damage. Never happened. We sent multiple emails detailing each issue and asked multiple times for resolution. Some things took WEEKS OR MONTHS TO FIX and some things were just flat out ignored. There was even an instance when the maintenance request I submitted asking them to fix the cracked tiles and grout in our bathroom was closed without any update or resolution. I don't expect

We lived in a property in Edgewater til May 2020, and then in March 2021 we received an email from a Michelle McPherson stating that we owed $75 and if we paid within 30 days we would receive a discount. We paid but the discount never came. There is no contact information to reach out to this company. I've called and left a message and the email they provide to reach out to bounces back because "the email address doesn't exist". The fact that it was almost a year after we had left the property and they were just now asking for this "outstanding" fee especially in a pandemic is very unprofessional

Here's the thing. The 1 bedroom is fine for the price point that I got. And the general service like air conditioning fixes or external issues was fine. But the communication for mail or the general security for it is TERRIBLE. I live in one of their locations in Pilsen, and I've had nearly 450$ worth of packages stolen. And the mailbox has been tampered with multiple times. The landlord for my location has ignored my calls/messages and overall it has been very frustrating. If you want a decent cheap place and never receive packages THIS IS THE PLACE FOR YOU.

Poor response time, slow to fix necessary repairs. We had issues where our building's front door handle simply broke off and was left that way for almost a month after repeated requests. Our toilet handle broke multiple times and we were unable to flush our toilet for over 24 hours with zero assistance, communication, or concern. The company had enough time to show the apartment multiple times, but not enough time to fix the toilet or keep up basic premises maintenance. For how expensive the buildings are that are run by this company, their condition should be nothing less than pristine.

Horrible inexperienced management, poorly run properties that are more like Frat Houses and a shady, unethical young and unscrupulous landlord. Hidden fees, forged repair estimates, sleazy operation.

Recently moved back to Chicago after med school and was pleased to find a rehabbed 1Br in Edgewater with on-site parking. I had my concerns from the beginning though, when the lease was cancelled and then revised the next day because the Campbell employee prepared the lease without including the unit number. Normally this would be a simple fix, but after signing the initial lease I paid the required 1st month's rent and the move-in fee only to find out the funds did not carry over to the revised lease account, so my payments were "unaccounted for." Recently had the pleasure to broker a 9 unit apartment building in East Humboldt for Josh and Gabe of CSAM. They were extremely savvy buyers, able to see the forest for the trees and work past issues during their due diligence. The seller was not very sophisticated and they navigated smoothly though all the lack of documentation and other hiccups. Looking forward to many more deals together.

We rented an apartment from them in Lakeview. For most of the year we never even heard from them, which isn't necessarily a bad thing. They let us do our thing and the apartment was in pretty good shape so we lived for a while without any issues. They were fine with maintenance requests too, those usually got completed fairly quickly.

However near the end of our lease they did some repairs to the hallway outside our unit. They left buckets of paint water, a ladder, and just an overall mess on the stairs for 3 weeks. We had been tracking dust and residue into our apartment for a while

My husband and I rent an apartment from them in West Bucktown/Logan Square. I can't imagine there exists a better property management company anywhere in Chicago.

After we submitted our application, we found out that we were misinformed about the price (it had something to do with a miscommunication between CSAM and the owner of the apartment). It wasn't that big of a deal for us, because the higher price was still in our range, and plus we'd get a fully renovated kitchen and bathroom--BUT the thought entered our minds that maybe the company was a little shady or something, like
