Hard money loans, also known as private loans, rehab loans, bridge loans and construction loans, are a form of real estate investment financing available to purchase and repair a property. Hard money loans do not follow conventional standards that are required by banks or mortgage brokers, which allows you to obtain maximum leverage for a distressed property as well as to obtain funding for repairs.
In 2009 Sherman Bridge Lending began offering hard money loans for flippers and landlords looking to purchase distressed single-family residential real estate. Our management team brings a high degree of ground-floor experience in the investment residential real estate market. This hands-on background has pioneered the development of a variety of loan products for real estate investors.
No, not at the time of closing on the purchase. Before closing, we will do a drive-by, as-is appraisal. If you choose to add the rehab to your loan, we will require an interior subject-to appraisal at that time. One of the biggest challenges our borrowers come up against is time. With so many unknown variables, it's hard to plan a solid rehab budget before closing.

I get a spam DocuSign email from this company every night. I have a hard time believing this isn’t a shady company with these unsolicited DocuSign emails and the fact that no one will respond when I reply to the email asking what it’s about.

I had the worst experience with this company!! They are loan sharks for real!! They charge a ton of money when you draw your own money for flips!! They don't even let you know about the charges for interest before your maturity date of the loan ! Don't mess with this company !! Go to 5 arch lending a better company to work with. They also have a big turnover with employees so you never deal with the same contact. It's just not good organization to deal with. I learned a lot of what not to do. Find a better reputable company!!

Immediately after posting this review, Jason W from Sherman Bridge responded. He sent my information to the Vice President of the Company who emailed me within minutes and acknowledged my situation and agreed that the service was less than average. The one question I had regarding reversing the $30 fee for the payoff I did not receive until after I sent the wire was ignored both times I asked it so I don't know if that was addressed and won't know until I receive my refund for overpayment.

All in all, the service was less than average but the VP stepped up at the end. I do not know

Tried to use them for a fix and flip.

Was buying from a wholesale company so had to close in ten days

Rep I was working with had no idea what he was doing.

Also - after telling me several times that my loan was approved at the last moment they came back and said that the appraisal was done on existing value not the rehabbed value so they declined the loan - this was done by their appraiser

The biggest gripe I have is that they REQUIRED that I also had to borrow the money for doing the rehab and would have to pay a fee for them to come inspect the work every time I completed a phase and needed

I contacted Sherman Bridge Lending because I was stuck in a very difficult situation. I found a duplex to buy but did not have enough cash available to make the purchase in time. The seller refused to extend the closing day. I researched all options and was about to lose my $2K deposit. However, I was lucky to get in contact with Tammy Richards at Sherman Bridge, who made everything happen for me very quickly. My loan got approved on the same day and we did close in 3 business days

I was pretty desperate to refinance one property so I could purchase another and Tiffany Smith at Sherman Bridge Lending came through!
It not only went smoothly but every time I called with a question or concern, Tiffany either answered her phone or got back to me quickly. I am currently looking to refinance more properties and I'll definitely use them again.

Please do not use them as I do not wish to see any other investors going through what I am dealing with now.
Basically, they will not release or release very little of the money called "construction holding" on your closing statement. I paid more than $75,000 for the construction and after 4 weeks long of request the drawing, they released around $2,700. After borrowing money from my family members from left to right and get the constructions completed, they finally released around $100,000. I used all of that money to make a repayment to the principle immediately with the hope that

I currently have a hard money loan with this company. It is the worst of the worst in terms of getting money from withheld funds that is supposed to be released as you do your rehab flip. DO NOT BUDGET THAT MONEY AS THEY JUST WANT TO KEEP IT UNTIL THEY UNDER ALL LEGAL AVENUES MUST RELEASE IT. let me explain.

I requested a draw of about 19000. They withheld $47000 for a $60000 rehab.

A week later I get an email asking for a receipt for the foundation because the inspector didn't see any evidence that any had been done.

Don't use them unless you have no other option. Customer service is bad. I have been disappointed with the experience and lack of response from them unless they can take more money, then there's a response.
They use FCI Lender services which has horrible customer service and some of the most rude customer service representatives I have ever spoken to.

If you want to be stressed, depressed, and confused; I still can't recommend this company. Their communication is about as effective as giving your dog a cell phone with a dead battery. The phones ring, voicemails not returned, emails not returned, the front desk lady will walk around the office and find people for you. Even then they may say they are busy and not return your calls. Draws are unpredictable. Documents were unexplained until I was reading them at closing and saw some unusual things in there. There is no flexibility to change anything as the project goes on. The reason for the 2 stars is because I had a good starting experience with this company. Although the ending was horrific. I specifically called this company and refinanced a property that I purchased and advised them I WILL be getting rid of this property in the first 2 months. Paul G. A loan officer was great with follow up. Until i received my funding there was a prepayment penalty that WE agreed should be removed. The Prepayment penalty was 6 months of interest on the loan. I immediately called Paul G. and left him a message of my discovery. He called me back on his personal cell phone at
