The settlement agent is required to prepare and explain the closing disclosures and HUD-1 settlement statement, deed and loan documents; collect and disburse "good" funds; pay vendors; secure releases of mortgages and liens; and to properly record the deed and/or loan documents.

You’ll be hard-pressed to find a nastier, more unprofessional title service provider than Gwen Cordner. We recently had her for a real estate settlement, and she could not have been more disrespectful to all parties involved. And we’re one of the top-performing teams in OC, so we work with A LOT of title companies. It has been a busy, stressful 2 years for all of us in real estate, but instead of being polite & courteous like everyone else, she was down-right rude and condescending. We tried so many times to give her the benefit of a doubt that she was stressed or having a bad day but, honestly
