Appraised house at $330,000. House next door (same layout, same number of rooms, etc. but 50% smaller lot) sold 9 months for $400,000. Appraiser never considered the house next door, but included a house 9 blocks away that was a distress sale. I realize most appraisals are not exact and selling price may be $20-25,000 higher or lower, but missing it by 25% is ridiculous.
