Our wide portfolio of loan programs is designed to meet the varied needs and situations of our clients. We take a lot of pride in taking the time to walk you through each and every option until you can make a confident and informed decision. A conventional loan is a mortgage loan that is not insured by any government agency FHA, VA or USDA.
When you begin the process of purchasing or refinancing a home, there are a few general "rules of thumb" that can help the process go more smoothly. Copy of Rental Agreement(s) and property tax statement(s) for any rental properties owned. Signed and Recorded copy of Divorce Decree/Child Support Order (12 months bank statements if receiving support payments).
I was a single mom who had never bought a house before. I wasn't qualifying for most houses in my neighborhood. Ginny Duffy told me to wait just a couple of months longer. She was waiting for a bill to pass that made it possible for me to qualify. As soon as the bill passed, Ginny called me and with a month or two I had moved my children out of a carriage house in a city alley to a safe and warm home on the street!

I’ve used Ginny twice as our mortgage broker. I can honestly say she is incredible to work with and makes a stressful time calm and understandable. She’s incredibly responsive and takes the time to make sure you’re informed and understand all your options. Her calculations are always accurate.
