There is a lot of interest in buying short sales or buying a foreclosed home these days. A lot of information, some good and some bad, is floating around about the subject. Often the information offered is for sale, with the promise that you can make a lot of money with little effort once you know "the secret formula".
Jerry sold my condo within a week of listing well above asking. He was respectful of the tenants and helped notifying them and with continued communication.
Through no fault to Jerry, there was one roadblock after another with the buyers realtor not responding, repairs that needed done, a complete teardown and rebuild of one room, deeds that weren't filed properly in the past, a tenant not moving out on time, etc. Throughout it all Jerry was on top of each step, pushing through assertively, calling the other realtor and loan officer endlessly until he got favorable responses, emailing the title company dealing with each new issue immediately, keeping me informed and giving expert advice, he recommended the best handyman, negotiated changes in the sell terms, even paid for a loan extension when the repairs weren't done in time.

We hired Jerry to sell our home in Ventura, CA. Not only were we not in the same City, we weren't in the same State. This was a rental property, with a most difficult tenant. Just have to give a big heartfelt shout out to Jerry Breiner for lending us a hand with a recent mortgage problem. Jerry is very knowledgeable about the local real estate market in Ventura County, and was so generous with his time. Even though he didn't stand to "gain" from helping us, he put together paperwork to assist us with our current mortgage situation. He was very prompt and willing to help.
