When purchasing or refinancing real estate there are two components handled by Day Title Services, title insurance and settlement. Fact: The title industry is actually structured for low claims loss ratios. Title insurance is a risk-elimination industry. In a perfect world, the title examiner would report, and the closer would clear up or eliminate all potential title issues (judgements, liens, etc.), prior to closing so that the purchaser obtains a good title.
When purchasing or refinancing real estate there are two components handled by Day Title Services, title insurance and settlement. All purchasers and borrowers are required to attend in person unless arrangements have been made in advance to use a power of attorney if a particular purchaser cannot attend.
If you are purchasing real estate in a Planned Unit Development (PUD), please provide us with a copy of the Certificate of Resale from your disclosure package. The Property Owners' Association should have provided the disclosure package to you. If you have not received the disclosure package, please address this issue with your realtor immediately.

I bought a house from my neighbor and she wanted to go through Day Title because of of past success. I'm so glad she did, Day Title made the whole process relatively easy while in the midst of a global pandemic. Pam Day is absolutely wonderful and walked me through each page of closing with great explanations. The other staff was very responsive and thorough and I feel like the price I paid was totally worth it. Wow,wow, wow!....Talk about Shabby Sheek! It's small, compact, and Victorian on the inside, but it's so, so, thorough. Especially if your signing is being comoleted by Ms. Day.

My experience with Day Title was horrible. Toward the end of the transaction I was unable to believe anything from them. Their unprofessionalism, lack of attention to detail, misleading statements and misleading promises were unprecedented in the Real Estate industry. This Closing agent is unable to be trusted and consumers should be aware of these business practices.

Home buyers and sellers probably don't think much of who their title company is, figuring they're really a bunch of clerks who file boilerplate paperwork. However, my recent purchase of a Glen Allen home made me appreciate how much goes into this property transfer process that has to be precisely coordinated.
