Preventative maintenance is a solution used to prevent further deterioration of a parking lot. It is also the most cost-effective solution to maximize pavement life while minimizing risk. As soon as a pavement first shows signs of wear and tear such as raveling, transverse cracks, longitudinal cracks, or minor block cracking, it is in need of preventative maintenance.
Aside from sealing the surface of a driveway or parking lot, crack sealing is the first level of protection against the deterioration of asphalt. Done correctly, crack sealing will prevent water from seeping into the foundation of the drive, which will keep the crack from widening further during extreme cold weather.
When your blacktop was first installed you noticed the rich jet black color. As time passed, however, the surface began turning gray. That's the warning signal that the blacktop surface has become worn, porous and rough. The asphalt binder weakens and looses flexibility, causing the aggregate to loosen and allowing water to penetrate deeper, accelerating deterioration.
