I've been in the Toledo Bend Lake area since 1999 and began working with area real estate in 2005. Initially, I worked with another agency and in 2011 opened First Choice Real Estate Services to provide an even better experience for my clients. As a result of rapid industrial development and the changing demands of an evolving economy during the late 1940's, the people of the Sabine River area, both in Texas and Louisiana, realized a need to provide for the future of the area. Together, these two bodies were given the duties of conserving and developing the waters of the Sabine River Basin for beneficial purposes.
When your lot is on the water on Toledo Bend Lake, you effectively have some "extra" land known as a "leaseback". The state owns the lake and a certain amount of land surrounding. The lake's nominal level is 172' MSL (Mean Sea Level). From this point, the state also owns another portion of land up to the "take line".
Louisiana is known for its great food, and Toledo Bend Lake Country is no exception! From down-home fare, to great seafood dishes and our Spanish influenced dishes, you are never far away from a great meal! We also have a new Zwolle Tamale Trail to get your fill of our best tamales. Our shopping is an eclectic experience, from antiques to gifts and the best in tackle for your fishing excursion.
There are plenty of activities and things to do on the shores at Toledo Bend. Enjoy the great outdoors with one of our many recreational options, swing the clubs at our Audubon Golf Trail course, or visit one of our many festivals. Get your heart pumping visiting the Sky Bombers Shooting Range or one of our other activities.

Dayna has been our eyes and ears at Toledo Bend. Whenever we need services from plumbers to boat house repair and everything in between she is our "yellow pages". When we needed an agent to help us close on our new camp Dayna went right to work and expedited everything and I mean QUICK! She's our new best friend and will be yours too I'm sure. She doesn't mess around!

Dayna with first choice was fabulous! We rented “reel therapy”, the house was amazing. A very clean & perfect set up. We have zero complaints. The neighbors were so nice & friendly, felt safe there the entire time. We also booked a fishing trip thru Living the Dream, they were amazing as well. We had a great time & will be contacting these 2 places again to rebook in the future!
