When you start your search, you'll probably want to form a list of must-have features, plan for what school districts and neighborhoods you'd like to live in, and begin planning around your budget.Keeping your mortgage payment around 1/3 of your net monthly income is a good principle to go by. This is where I come in.
Most mortgage companies have staff dedicated to REO that you'll work with in buying REO property from them. Typically the REO department will use a listing agent to get their REO properties listed on the local MLS.

Prior to making your offer, you'll want to contact either the listing agent or REO department at the bank and learn as much as you can about what they know concerning the condition of the property and what their process is for receiving offers.

In real estate contracts the contingency is a common element. Contingencies are clauses in a contract that give either the buyer or seller a way to get out of the contract if certain conditions or timelines aren't met. A commonly used example is that of a buyer making an offer on a new home before selling his existing home.
As the seller, you have the option of financing the buyer's purchase with the equity you have in the property. You can finance part or the entire mortgage for the buyer. Before setting-up a private mortgage, it is wise to consult with your attorney. In the case of "carrying back a second mortgage", the seller loans the buyer part of the seller's equity.

The worst agent I have ever experienced. She was difficult & her seller left tons of trash in the house. She gave the water company the wrong closing date so I was responsible for a water bill that wasn't mine! She knew things were wrong with the house and tried to hide it. She wouldn't come to closing because she loves too far away! The worst part is I went the day before did a walk through the door was locked by key only so the next day after closing all the doors were unlocked and she said she didn't have the key but she had to to unlock it so I had to call a locksmith to secure the house and
