When a buyer and seller agree on a home or land purchase transaction, we search the public records to see if any outstanding matters could affect the new buyer's rights. We conduct research in our title plant, the county and municipal records and state lien database for judgments, liens, general taxes and assessments and other matters that could cost the new buyer money or, worse, affect their property ownership.
The title search process provides warnings of any title flaws that must be dealt with before the property can change hands. Services
In the State of Idaho, real estate closings are conducted through escrows. Based on written instructions provided by customers, we prepare standardized documents and close real estate escrow transactions. Conveyance is by warranty or corporate deed. Both mortgages and deeds of trust are used, based on the acreage of the property.

We didn't want to use Timberline Title but our agent recommended them. We wanted to send cashier check, but Timberline would only accept wire transfer. We had a hard time finding out how much funds needed to be sent to them over a real estate purchase. We had a hard time trying to find out wire transfer information. We were at our bank in Boise and received an email from the owner Christy Ward with instructions for transfer. The bank employee viewed this information the funds were sent. We contacted Timberline Title to confirm transfer and said they would keep an eye open for it. We never received
