I had a great experience with all aspects of AMS for my appraisal. Hayley was very polite and professional. Our appraiser, Nicholas, was on time, knowledgeable and professional. The online platform they use is very user friendly. The report was delivered on time and was very thorough. I must admit that AMS was not my first call because I was concerned about price with a West End address, but their price was better than other firms as well as their customer service. Highly recommend.

We used Ann Chalos for our appraisal process and I can't imagine how it could have gone any smoother. We were in a time sensitive situation where we needed to get the process done as soon as possible and Ann and her staff were so professional and easy to deal with. AMS appraised my house in Kingston Springs. There were not very many comps and it is a log home. The lender was concerned about the appraisal before the appraiser came out because log homes have many requirements on the appraisal. AMS worked really hard for me. They called realtors from all over the county and we had no issue. I was able to move into my home with no problem! I would recommend AMS appraisal group to everyone!!

We felt Ann Chalos did an incredible job. She answers calls/texts promptly, was able to schedule an inspection very quickly, and arrived right on time. She was very knowledgable of the local market, and produced an easy to read report that was exactly what we were looking for. I would recommend her without question, and would use her again.

AMS Appraisal just appraised one of my clients home and they did a fantastic job! Ann, the appraiser showed up on time and was very professional and thorough. She had great knowledge of the area. The value of the home was right on the money. My client now will be able to get exactly what her home is worth.

If you are a buyer, seller, or banker... avoid Ann M Chalos and the AMS Appraisal Group at all costs. She is incompetent, lazy, and isn't knowledgeable on something that should be well within her expertise.
To start off, she didn't show up until late because she told us we didn't confirm her visit when we had. She did realize it was her error and apologized. Had we not called to see where she was, she wouldn't have shown up at all.
She appraised our home and completely ignored our 2nd bedroom square footage because we live in a split level town home. She considered that bedroom a basement area

AMS Appraisal group was awful. Don't use them to appraise your dog house. Ann Chalos was highly unprofessional, rude and down right arrogant. Upon getting a bad appraisal, I spoke with my Realtor who said "Not Surprised" when I mentioned Ann's name and went on to say. "That is the only person I ever have trouble with". Save yourself time, money and trouble and get someone else to do your appraisal. Trust me!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!
