Field survey: Evidence is gathered such as existing monuments, possession lines, and any specific features that could be seen as the boundary line. Boundary line determination: Once all the evidence is evaluated, the surveyor will decide on the location of the survey boundaries.
Land surveys done by us show all improvements within and adjoining to the subject survey. Along with boundaries, improvements reflect occupation and lines of possession that a property owner believes to be their own. This information helps in establishing claims of ownership in an easy way, if the deeded title isn't clear.
The purpose of an I.L.C. is to locate improvements on an existing tract of land and to discover any conflicts. Conflicts can include encroachments from improvements into or from adjacent properties. Boundary lines are not re-established as they are in a land survey, but are superimposed for an optimal fit to the corner monuments found in the field.
It isn't enough to find a corner with a metal detector to verify its location. Corners found by Southern Colorado Surveying are located using GPS or conventional survey equipment. Physically locating the corners of a lot or tract will verify the locations to be the correct corners. Even a surveyor will not be able to adequately determine the location of a corner without the use of survey equipment to verify its position.
