The $99 Desktop Appraisal is good for those clients who need a ballpark value range in a hurry and are interested in a low fee. This appriasal can be completed in 4 Hrs. The appraiser interviews the owner by phone and completes the entire assignment in our office. The report is delivered to the client in a one page PDF report that provides a value range, not a single value estimate.
The $199 Drive-By Appraisal is good for those clients who need a ballpark value range in a hurry and are interested in a low fee and want a more in-depth report than the basic Desktop Appraisal, but do not require the Full Appraisal or Complete Appraisal. This appraisal is usually completed in 24 Hrs.
The $299 Full Appraisal is good for those clients who need a single number value estimate and are interested in a full interior inspection appraisal. This appriasal is usually completed in 48 Hrs. The appraiser schedules a time to come out to walk through the property.
The on-site inspection usually lasts 30 minutes to an hour depending on the size of the house and land, the amount of basement finish, outbuildings, and the amount of amenities that are present.The report is delivered to the client in a multi-page PDF report (10-20 pages) that provides a single number value estimate, not a range.

The $399 Lender Appraisal is for our bank and mortgage clients who need a certified appraiser to complete an appraisal that is ready for the secondary mortgage market, prepared in accordance with HVCC, and made to be UAD compliant when needed. This fee is for the standard 1004 form, UAD compliant. FHA appraisals are $50 extra.
