The most reliable way to ensure that leaks, damage or animal intrusions aren't making your chimney-less safe than it can and should be is to have regular chimney inspections performed by experienced, CSIA-certified technicians. Inspections keep you aware of how well (or how poorly) your system is working, and allow problem areas to be discovered before they're able to become bigger, more costly issues.
Chimney fires, lightning strikes and many other natural events (earthquakes, major winds) generally fall under what's considered "sudden occurrences" by homeowners' insurance companies. Those events can cause major damage to your chimney system, and in many cases, insurance will cover the necessary repairs or reconstruction.
Wood-burning inserts are great products that can quickly turn a poorly performing fireplace into an efficient heat-producing appliance when installed correctly. In a simplified sense, inserts are like woodstoves that have been specifically designed and sized to slip into an existing fireplace space, and vent using an existing chimney.
Many chimneys have been built through the years with clay tile flue liners, and while those have been known to perform well for many years, the wear of high heat and acidic deposits, not to mention water, can cause significant damage to the tiles and joints. Clay tiles generally don't withstand chimney fires well, either, developing vertical cracks that make serious repair necessary.

We had a leaning chimney that we contracted Old Hat Chimney to repair. Although they corrected the chimney leaning problem, they created a slew of other issues that resulted in multiple water leaks into our house after the chimney repair. The water leaks were caused by at least two problems thanks to the chimney repair:
(1) They drilled holes in the roof to install scaffolding when repairing the chimney. It is understandable that holes to hold scaffolding was necessary for the chimney work, but leaving those holes unfilled and not informing us of them after the chimney repair completion was not

Can’t say enough good things. I called Old Hat to repair a chimney cap on our new house that was crushed by a tree during the snow storm last winter. They did a complete inspection of the chimney and informed me the tree has done more damage and was a huge safety issue. The chimney is over my daughters room and I was so thankful for their careful inspection. They showed me pictures of everything going on, was very through and helped us work through filing a homeowners claim. I needed to have my chimney and fireplace inspected and either completely rebuilt and or repaired. David with Old Hat was the only company that did not charge me a service fee to come out and inspect the fireplace and chimney, but also let me know that the chimney could be repaired vs. rebuilt. He also gave me options on the fireplace to help keep costs down, instead of trying to get the most amount of money and work out of me.
His quote was by far the most affordable and most sensible, so I went with him. He and his crew did an awesome job and I now have a fully functional fireplace with a 20

Old Hat Chimney Service was one of four companies I called. The other companies wanted to charge a service fee for coming out to give an estimate, which I really did not like, but Old Hat did not charge a service fee up front. David came out and provided me with an estimate on my repair, and I scheduled him to make the repairs the very next week. My chimney was repaired and looks great, and I did not have to deal with the hassle of any up-front service fees.
