I use Advanced Pavement & Property for asphalt repair and sealcoating because they certainly have an eye for detail. I have expensive brick pavers, and they take extra precautions not to splash sealcoat on the pavers.
SubGrade - The sub-grade is the soil beneath your driveway. Different soils have widely different strength characteristics. Be sure to compact the soil if it was disturbed while digging. If you have utility trenches which will cross the driveway (water, gas, sewer, electric lines) make sure that your builder fills these trenches with gravel all the way to the top!
Asphalt pavements are a simple combination of rock, sand, and a glue which is the liquid asphalt that binds everything together. The UV radiation breaks down the asphalt glue and weakens so that it can no longer hold the rocks and sand, thus gradually loosing the top surface. The first and most obvious sign of this degradation is the gradual change in the color of the asphalt from black, to brown, and finally to gray.
Crack sealing is done prior to any seal coat applications. If cracks are left unattended, water is able to penetrate to the base soaking and swelling the limestone thus destroying their strength and load bearing capabilities. It is evidenced by "alligator" cracking, sunken areas, and eventually potholes.
What is Brewer Cote? Brewer Cote is a heavy duty protective coating - technically, a high solids colloidal dispersion of selected coal tar pitch, clay and water. Brewer Cote is easily applied without heating at temperatures above 50F. Upon curing, Brewer Cote forms a tough charcoal black barrier of coal tar pitch heavily fortified with inert minerals - highly resistant to the most prevalent elements that damage asphalt pavements.

James, the owner is fantastic and is meticulous. The guys who do the seal coating have let me down twice but James came back and made it right! Updated, never came back to quote our reseal after a less then stellar job the year before. Our driveway ramp to our garage was paved over by them and it's all coming up. I wouldn't use them again.
