Put simply, the answer is: Title Insurance is a policy provided by a title company that ensures your rights, whether you are the buyer or lender of either residential or commercial property. Title Insurance covers both the buyer and mortgage lender from any problems arising from the past history of the property that is not disclosed in the title search.
When you are buying residential or commercial real estate, you cannot claim your purchase like a car and drive it away or collect it like art to be hung on a wall. When you buy the land itself, what you actually acquire at the end of the transaction is the "title" to the property and what makes that property legally yours is that you end up holding a clear title.

I know most of the reviews here are positive however my closing took three hours with these people who mishandled wire transfer funds. I sat there in a conference room while they tried to figure out what the problem was. All parties had six weeks, ample time, to figure out how to communicate properly but yet I was the trusting victim of ineptitude at the closing table. You would be wise to look elsewhere for closing assistance.
