This property management leases illegal units to students. Address: 310 Normal Ave. Chico, CA has a two bedroom unit. Two of what they call "bedrooms" have no windows or secondary fire escape. One of the rooms is the basement with no air conditioning circulation, no windows, and no secondary fire escape. The 2nd room is on the main floor, with also no air conditioning circulation, no windows & no secondary fire escape. This property is dangerous to live at and should not be allowed to be leased to students

The landlord seemed like a straight up guy however once he has your money he will NEVER get back to you. Betsy in the office at 1000 esplanade is who you are apparently supposed to deal with has zero lines of communication with her "boss" and will say "this isn't his only job" well as a tenant if your landlord cannot make time for you perhaps he should hire a property management company. Extremely dissatisfied, the apartment had mold and after spending hundreds on medical bills for repiratory infection my boyfriend and I STILL have from living there he doesn't bother

Be very careful in dealing with this firm as they will keep your security deposit even after you walk the apartment with one of their employees. We took over a lease half way through the year and before moving in, we had to clean it from top to bottom because it was left filthy. We advised Engelbrecht Properties and they apologized with an I'm Sorry blow off. Well, upon moving out we cleaned the apartment well beyond where we took over the lease and requested a physical walk with one of their employees. We were advised that the room looked great and the only charge would be 1/2 of the
