Cracks appear at stress points in asphalt caused by several conditions such as underground roots, shifting, settling base material under the asphalt, and heavy traffic. Our Oregon weather's sun, rain, and freezing temperatures causes the asphalt to expand and contract causing cracks. Seal coat is a non-toxic, environmentally friendly, low odor emulsified asphalt resurfacing product.

As the asphalt ages, UV rays, water, and traffic cause it to lose its flexibility.
Seal coat is a non-toxic, environmentally friendly, low odor emulsified asphalt resurfacing product. Our professional crew will thoroughly clean then apply seal coat with a combination spray/squeegee buggy using hand brush squeegees to apply at edges for a clean line. It is applied wet and dries with warm, dry weather.
If asphalt has deteriorated to the point where it is cracking extensively and crumbling, sunken, or disrupted by roots, rubberized crackfill or sealcoat will not be enough to fix it. These areas will continue to grow and potentially be trip hazards. At this point the only way to effectively fix the problem area is to repair and patch the failing asphalt with hot mix asphalt.

I am very impressed by this lead man and his crew that he brings with him. The man bidding and leading was super patient with me. I'm sure I had a hundred zillion questions, most of them totally unnecessary when he knew the entire time how it needed to be. So funny, a very patient man. I had a driveway with a giant water problem, and he made a perfect asphalt hump to divert the water away, with a smooth raised entrance to the driveway. We tested it with water afterward. A total success. The seal coat for the driveway comes later when the weather improves. He really wanted me to be happy, and I
