I wouldn't even give one star. Joel was extremely difficult to work with. We were told before we placed an offer we would have certain things in the house that were taken. He also denied our appraiser which set back our closing date and financing. We were then homeless due to the sell of our own home and we're given no choice to move in except paying $15,000 in an escrow which we would lose if the closing didn't happen on the exact day. We offered the $15,000 and Joel told them not to take it, leaving us homeless with a handicapped child on a vent and many other medical devices.
