Step 2: Top Mortgage, LLC will request a list of items needed, based on your employment history and financials. These items are crucial for loan approval and must be gathered in a timely manner. Current 2 years - W2 statements. Current 2 years of tax returns (possibly one year for self-employed borrowers).
Conventional Loans: A conventional loan is not guaranteed or insured by any Government agency. The max loan amount in Texas $548,250.00. This product will allow a low down payment. You can avoid all Mortgage insurance if the loan does not exceed 80% of the sale price. FHA Loans: FHA loans are insured by the Federal Housing Administration.
Closing on your home and mortgage is one of the most important financial commitments you'll ever make. Take all the time you need. A cashiers check or proof of wire transfer for the exact amount of money you need to close. Your co-borrower or the person who is co-signing your loan. Your driver's license.

Laura is absolutely awesome and unlike any I have even worked with. You can trust her to keep your best interest in mind. Also know that if Laura is working with you she is truly working for you. She takes total control and owner ship from start to finish. I have worked with two other mortgage companies in the past and it was an absolute nightmare with stress right up till closing. Not the case with Laura. She runs the process from start to finish and makes sure everyone delivers. I will never use anyone else and recommend her to all my family and friends.

Manfred and Laura were incredibly helpful in finding us a competitive mortgage. Having recently moved to the US from overseas this seemed like an overwhelming task at first but this is where they both took great care of us and walked us through the process patiently. Can only recommend them plus Manfred being a native German speaker knows to explain the differences in the mortgaging systems between Europe and the USA.

Laura was amazing. She worked extremely hard on getting me in a new home during this boom in sales. She provided pre-approval letters for all the properties I put offers on. She always answered my calls and responded to messages quickly. IShe kept me calm, focused and believing I would eventually find one. We have been working with Laura since July of 2020. We just closed on our first house today, 5.18.21! For starters we had actually began the home loan process with another (major) bank before switching to top mortgage. With the prior bank the process was an absolute nightmare. We switched to Top Mortgage roughly a month before our closing date and they were able to get everything sorted out in just 3 short weeks. (The previous lender wanted almost 60 days and a ton of fees on top of that). The professionalism and expediency that Top Mortgage provided was absolutely top notch! I would highly recommend this team for you home buying needs!!!
