Mahon & Rutledge Appraisal Group

I feel reviews are important in life changing transactions. My lender, 1st Security must have a contract with this group and sent an incompetent individual out. My house is in Bothell and Northshore school district. His comps were 2 in Bothell with Northshore school district and 3 Lynnwood with Edmonds school district. He overlooked a Bothell comp .51 miles away and opted for 3 Lynnwood comps near the city line and non-neighborhood. However, these 3 comps were almost 100k less than the two Bothell comps. It’s a rental and he mentioned my above average rent for the location. In the appraisal report

I wish I could give them zero stars. The person they sent couldn't identify the pressure relief valve on the water heater. This person took no notes and only a few pictures. I repeatedly told the appraiser that I was getting new windows. The need for windows was mentioned in the appraisal. By the time I had the final inspection I had the new windows. I had to point that out to the appraiser. The appraiser didn't seem to listen to anything that I said while they were here.

I couldn’t agree more this company is a complete joke and its employees are completely incompetent. Might as well do your own appraisal and pull your own comps because they clearly do not know how too!
Update 6/4 I am mediately engaged with another mortgage company and got an appraisal from a real company. no surprise $80,000 difference.

9/24/2020 : The appraisal report is past due from few days and I am watching it more like a dog. The appraisal inspection has been done nearly more than 2 weeks ago. The Report is still not turned in. We cannot close the loan in timely fashion because of this. Please - Sincerely- I beg your help if anybody is watching these reviews. Our EM is on stake. If anybody from this firm can help, please help in this issue.
