Due to the parking situation on the south end of the island now, Sea Vista has installed a parking security gate to protect our guests parking lot spaces. You need a code now to enter the parking lot. Parking is limited to Registered guests only 1 car per room. You absolutely need to call if you are using multiple cars as we only have so many spaces.
We STRONGLY recommend that you do NOT enter the water if RED flags are flying on the beach. Stay out and stay safe. We have listed a few guidelines and policies to help you maximize your wonderful beach experience.
Rip currents are currents of water flowing away from the shore at surf beaches. They typically extend from near the shoreline, through the surf zone and past the line of breaking waves. The surf zone is the area between the high tide level on the beach to the seaward side of breaking waves.

There is disagreement among coastal scientists on the existence of a nearshore process called undertow, and hence there is not an agreed on definition for this word.Undertow is a term often and incorrectly used for rip currents.

I was traveling up the coast and called the hotel on a whim. I was seeking a few days of relaxation at the beach and, man, did the Sea Vista Motel provide just that.
I spoke with Kathy on the phone, who was just amazing. She was so kind and helpful. Booking was seamless. Arrival was also easy, thanks to her easy instructions.
The Sea Vista Motel was absolutely beautiful - situated right on the water, it provided INSANE views. I didn't bother to close the curtains at all. The room was clean and quiet, and the staff was so helpful and friendly.

Retro style motel right on the beach.
Good location, lovely view from the room, ample free parking.
The room had just what we needed for the two of us. Coffee cups, plates, toaster, mini-fridge. There was soap, towels, dish soap & dishtowels. No shampoo / conditioner so be sure to bring your own.
Everything was clean, neat & tidy.
The staff isn't coming into rooms daily, you contact the front to coordinate what you want (trash, fresh towels / sheets, etc). I appreciate that we could determine contact like that. Glad to see the management doing all they can to both assure the

The view is spectacular, the location is wonderful! That's the ONLY positive I have for this place. The staff is NOT customer friendly at all, there are zero accommodations for folks who are "stairs challenged" (we managed, but it was NOT easy) unless you can climb stairs without a thought, this place is NOT for you! The room has no air circulation at all, the joke of an air conditioner wasn't even installed properly in the wall, most of the air stayed right by the front door or went out the wall because there was an inch gap all along the side of the unit. If I had to describe our stay it would be underwhelmed and disappointed. The only reason I'm giving this place any stars is because of the kindness of the hotel front desk staff. We were supposed to stay two nights but shortened our stay due to the fact that I found blood on my pillow and mattresses. An absolute dump.

This motel seats in one of the best places of the island and I would think for the price they would at least have shampoo, but what we got for $250 per night was a very old and used king sized bed, a very old and tired sofa bed and a collection of mix matched silverware and kitchen wear, we stayed in $50 dollars per night motels in front of the beach that were far better and better equipped than this one, but I get it, people do not come here for what the motel has to offer but for the beach, so if you are looking for a nice motel/hotel, find a good Airbnb with good in advance notice.

We stayed in one of the two bedroom apartments, it had everything we needed for two adults and two small children. The space was clean, it had a small kitchen, the beds were comfortable, the staff was super nice and overall we will definitely go back. The apartment doesn't have a beach view but we already knew about that, the deck was half covered and actually rather big. I would recommend to anyone i know to go have a relaxing time here. Thanks Sea Vista for the hospitality!

This hotel has the view for sure!! Each unit is individually owned here. The 2nd floor has a nice view but has a large sand dune in front of it, which is fine but I think the third floor would have the best view!! We stayed in room 215. Had a king sized bed, nice shower, chest of drawers, beach themed decor. Our room had a review notebook and the person before us complained how bad the fridge was and that they let the staff know. Sure enough, we opened the fridge and the PUTRID smell just rolled out of there. We still put food and drinks in it. Well not only did the smell permeated the food,

We had such a great time at Topsail! Sea Vista was perfect for us. We were there to enjoy the beach, so we didn't need all the frills. The view was amazing, and you just can't beat waking up to the ocean and falling asleep to the waves at night. We stayed in a second floor room and it was very clean and comfortable. The view was gorgeous and we could wave to each other from the balcony to the beach! There were even plates, cups, and cutlery in the cabinets and drawers. If you need accommodations that are modern and fancy, then this may not be the place for you. But if you want to stay

This is just a basic old school beach motel. It was clean and both staff and guests were very nice. We stayed in room 216 which is an end mini efficiency with 2 double beds. The balcony looked over the dune to an ocean view. It was beautiful! We have vacationed on Topsail for the last 8 years straight but this was our first time staying here for a quick trip. Please ask the maids for extra towels and we brought extra pillows and blankets for the beds. The room had everything we needed for a 5 day stay including dishes and utensils. Great location. NOTHING FANCY for sure, and other reviewers are correct-- quite dated, towels really thin. But if you want to be on the ocean with little distractions this is the place. They allow pets for a nominal fee. Ask for the upper floor- better ocean view (lower floor view blocked by dunes, pretty but I want to look at the ocean when sitting on the deck) Front desk attendant very nice.

The rooms were ok. There was a small kitchen. Our room was located above the office. The office smelled like cigarette smoke which then floated up into our rooms. They have wifi but are allowing everyone on the island access. Therefore, the wifi doesn't actually work.

It is located right on beach. Not sure I would stay there again but it worked for this trip.

The location for us was great. Close to beach and my sisters house. We were in an apartment which was a nice size. Everything is a little dated. Small tv, old bedding, etc. It is a pet and smoking allowed room so it has a lingering smoke smell. Tried to find a cookie sheet to make cookies and only found an old blackened pizza pan that didn't seem clean. Didn't cook other than that. Seems to be a fair amount of pans and dishes, but they are old. They advertise free wifi and they have 5 networks to choose from but none of them work well because they are public and not password protected

Although I have stayed here before first time in a standard room. There were 2 full beds, table and chairs, mini fridge, microwave and toaster oven. The room was clean.
I arrived about 2:45 and check-in was at 3. I was made to wait in my car while desk attendant went and checked to see if room ready said they were having some issues.
After check in I noticed my patio door had no sliding screen door. I went to report this and was told several had been sent out to be fixed and there were no other rooms available to switch. I was upset as I come to the beach to hear and see the ocean. I left my

Pros - Right on the beach, free wifi (when it works), friendly staff, quiet area, balcony overlooking the beach
Cons - very dated and old, pet friendly so you have to deal with other peoples dogs. No free coffee for the make coffee maker, no shampoo just soap, beds way too soft, TV smaller than my computer monitor.

Three stars is about right for this hotel. There aren't any 4- or 5-star hotels on Topsail Island. (There aren't any, anywhere at the NC coast, if you ask me.) Most travelers to this area stay in ginormous houses with 15 of their closest friends or family. You can maybe get a nicely furnished house that way. Maybe not. My spouse and I wanted a weekend getaway by ourselves, in a small hotel. Sea Vista is the only oceanfront hotel on the Island that allowed stays of less than 7 days. We stayed in July. A simple hotel, for a simple life... I am rating this place with 5 stars because I have never been disappointed --- in fact this is the only place I come to when I go to the beach. I HATE going to the beach and being bombarded by a bunch of dumb young drunks hollering and carrying on! Sea Vista is geared towards family, couple retreat, and solitude. Topsail is one of the only beaches in NC that allows dogs during peak season, which is another reason I support this community. If you are someone that loves luxury this is not the place for you. Enjoyed another very nice weekend at the Sea Vista motel. Our room was clean and comfortable. Their aren't alot of options at this end of the island, our preference is here as opposed to the Breezeway or Jolly Roger. It's a simple, laid back, reasonably priced getaway.

This hotel is all the way at the southern edge of topsail beach. It is remote, and surrounded by single family homes. The little town of Topsail Beach is ~5 miles from the hotel, and then Surf City is ~10 miles away. There isn't much to distract you from the beach and fishing... so don't expect a Myrtle Beach experience. One cool point to this location is that you can walk all the way to the edge of the island and around the point to the harbor area.

We saw a lot of cool wildlife during walks around the point of the island, including lots of cute crabs and a skate in the shallow
