As the general contractor, the core of pre-construction services is estimating the cost of the program developed by the design consultants. Typically, this is done three times during the development of the GMP. The first cost review is at schematic or design development level. This estimate is provided with the proposal.
After our initial estimate, we'll meet with your business owner, the architect, and the contractor team (OAC). We'll discuss the priorities of the program, and provide the team with the most cost-effective means of accomplishing these priorities.
At this stage, we'll determine how to most effectively "package" the job; for example, whether to split interior and exterior tasks, how to reduce any necessary relocation costs, and sequencing the progression of the project.Our second cost review comes when construction drawings are developed approximately halfway, and outline specifications are available.

Once construction begins, we can establish a link between all parties through the Procore. We perform general conditions tasks, such as carpentry, with our own forces if it's within the best interest of the project to do so. We practice pedestrian protection and public safety, including direction fencing and overhead protection for doors and pathways, where necessary.
