Single Family (1-4 Unit) Properties come in many forms. Those include detached single unit homes, duplexes, triplex, four families, condos, townhouses and more. Typically the lender requires the property be of at least 750 sq ft and used for residential purposes. As investment properties, the units may be leased on Daily or Weekly (AirBnb or VRBO), Month to Month or Annual lease.
Multifamily residential is a classification of housing where multiple separate housing units for residential inhabitants are contained within one building or several buildings within one complex. A common form is an apartment building. For lending purposes, multifamily requires a minimum of 5 residential units.
Retail property is a classification of zoning for property that is used for a store, shopping center or service business. Retail properties include free standing buildings as well as strip centers or small shopping centers with multiple local tenants, or large shopping malls with many national tenants.
Hospitality Properties generally fall into 3 categories; Full Service, Limited Service and Budget. Limited-Service are a step down in terms of service and amenities, often including meeting rooms, a fitness center and a swimming pool. Bank Lenders can excellent funding sources for long term Hospitality property loans.
Acquisition and Development Projects are the making, installing, or constructing of the improvements necessary to convert raw land into construction-ready building sites. An A & D loan allows the borrower to purchase real property, put in the necessary infrastructure (streets, lighting, utilities), and then build residential or commercial buildings.
