Owning real estate is one of the most precious values of freedom. When you purchase realty, you want to be sure that realty is properly conveyed and free from unexpected adverse interests. Real estate has always been considered a valuable possession. It is so basic a form of wealth that many special laws have been enacted to protect ownership of land and the buildings which stand on the land.
Closing on a property is an exciting time, but the process is complicated and often challenging for buyers to understand. Defined as "a meeting of all parties involved in a property transaction during which pertinent documents are signed and transferred and funds are transferred, " the closing is one of the final steps in purchasing real estate.
Purchasing a home is an exciting event, and once you've made the commitment, you undoubtedly want to take possession as quickly as possible. After the financial arrangements have been made, there is still one important detail that needs to be taken care of the title search. In the simplest terms, a title is the bundle of rights that goes with any real property.
When you purchase a home or other real estate, you will receive a document usually referred to as the deed. The deed shows that the seller of the property has transferred their legal ownership, or the title, of the home to you. Title insurance offers protection in the event one someone suing and saying that they had a claim against the home prior to your purchase.
When purchasing a home or other real property, it is important to always remember that what you don't know can cost you a significant amount in the long run. Problems like missing heirs can lead to major problems for buyers, and the possibility of experiencing such a problem does not end when the sale closes.
