It is important to use the appropriate deed for your situation. Additionally, the use of precise language and exact legal descriptions prevent unintended and often costly mistakes later. Errors may be difficult to correct after the deed has been recorded. When you have a real estate attorney prepare your deed, you have the peace of mind knowing it will be done correctly.
For example, you may be planning for the future with a life estate deed. Or perhaps you would like to add your spouse to your house deed. Moreover, you will need a deed if you plan to sell your house or transfer it to a family member. Additionally, some property owners chose to protect their interests by setting up a trust or LLC to own their real estate property.
When a person dies, all property owned by the deceased passes by law to the heirs of the deceased. A will may change this inheritance if the will is properly written and admitted to probate by a judge. An Affidavit of Heirship in Texas is a sworn document filed with the county which identifies the names of the heirs of a deceased person who owned property.
Real estate owners find that problems such as a lien on property may hinder the sale or refinance of the property. Any document, claim, lien or any encumbrance that causes title to real property to be defective may be considered a Cloud on Title. A lien on a house may not be discovered until the property is in the process of a sale or refinance.

NOT PROFESSIONAL! I reached out to this law firm to get deed documents started and was corresponding with Scott Steinbach through email. Well he was rude and not professional. Short answers with no details like it was pulling teeth. Then he suggests that I contact a local attorney to help me? Wow, thought I was talking to a local attorney since I live 20 mins from Plano! I'll take my business else where!
Below reply shows how unprofessional he is. I asked questions and got either a No or Yes with no explanations. They didnt request additional answers from me other than name and addresses, when
