The Company was established in 1979 by Al Osborn and Richard Vane. After being principals previously in their own practice, they formed Osborn & Vane Architects Inc. Each project team is led by a principal or officer serving as the team's manager.

In this way, our clients always have access to the total resources of the firm and the firm's consultants through a senior member of the firm, responsive to the planning, programming, scheduling, aesthetic and economic objectives of the client.Through diversity we offer greater experience and imagination when finding solutions to the project needs of our clients.
Services
Cardiff Ranch is a shopping center consisting of two building. One building is 12,250 s.f. which contains multiple tenants and the other building is 15,000 s.f. which was designed with one tenant to take the entire building. We worked closely with the tenant to incorporate their needs into the design.
Eldridge Town Center is a 200,000 square foot retail center on a 24.24 acre site in Northwest Houston. With a unique design incorporating brick, stone, slate and metal, this Center has become the primary retail development in the area. Our Professional Services included Design Development through Construction Administration.
The Pasadena Pad Building is a stand alone building that was designed in front of an existing larger shopping center called Pasadena Town Plaza. This building shell was built for one tenant to take and have their interior design company provide a layout that would best suit them. Our Professional Services included Design Development through Construction Administration.
The Shops at Spring Town Center, Tract 13 was a project that was designed to match the existing Sprouts anchor tenant. Two extensions totaling roughly 16,000 s.f. were added to either side for future tenant use. Our Professional Services included Design Development through Construction Administration.
Tomball Town Center is a 140,000 square foot retail center on a 15.63 acre site in Tomball, just north of Houston. Incorporating an inwardly focused plan while still providing excellent exposure on three sides, Tomball Town Center has become a gateway development for the rapidly expanding residential and commercial growth north of Tomball.
