Our attorneys are experienced in resolving complex real estate issues, including purchase and sale disputes, distressed properties including foreclosure and short sales, acquisition and disposition of real estate, deficiency judgments and other issues relating to real property.
In real estate, a short sale is when a bank or mortgage lender agrees to discount a loan balance due to an economic hardship on the part of the mortgagor (or rather the lender allows the home to be sold for less than what is owed to the lender currently).

The home owner/debtor sells the mortgaged property for less than the outstanding balance of the loan, and turns over the proceeds of the sale to the lender usually for full satisfaction of the debt.In such instances, the lender would have the right to approve or disapprove of a proposed sale.
A California Foreclosure is the legal proceeding when a lender obtains a court order giving the lender the right to resell the property. This normally takes place when an owner buys a property and takes out a loan, or mortgage, to pay for the piece of property. If the property owner misses one or more payments, the foreclosure process may begin with an official notice or call from the lender demanding payment.

I recently called (multiple times) and left messages only to be completely ignored...multiple times. They drew up a trust for us in 2008 at the Folsom location so we figured they would be the obvious choice to amend it. Clearly not. I'm shocked at how unprofessional this has been and wouldn't recommend them to anyone. Giving 1 star is being generous.

I was selling a home which was located many miles away. I had a buyer and needed someone to help me with the complicated real estate paperwork and disclosure forms. I did some online research and found Sarah Litchney, Esq., who is a licensed real estate broker AND a licensed attorney. I felt that she would be highly qualified to handle the transaction competently and efficiently.

My advice to anyone looking to retain Litchney Law Firm, Founder Sara Litchney, Attorney is.............."do your due diligence before you retain the firm"! Regrettably, we were foolish and thought we had done just that and I have to admit that we were wrong with our choice. There are a lot of websites out there reporting bad business dealings so do your research and read all the results of services rendered. Ask for references. Not doing that cost us thousands of dollars, beyond the thousands of dollars paid Litchney Law Firm for the services. PS....this law firm has not been at this
