Services
The issues that present themselves in commercial real estate can range in their level of severity. Sometimes they are able to be easily addressed with the assistance of a lawyer with offices in Winter Springs and sometimes they need further legal action. Litigation is necessary in many situations where a solution has not been as easily obtained, such as the violation of terms set forth in a contract.
At John M. Iriye P.A. we have a strong grasp of commercial real estate law and the professional ability to seek the results that our clients are looking for. We work with a range of clients, including buyers, sellers, owners and renters. Our team is dedicated in everything we do and this commitment is evidenced through the results that we are able to retain.
Commercial leases are contracts used to rent property to another person so that the person can run a business on the premises. Every business is different and each piece of real-estate is unique. There is no such thing as a "one size fits all" commercial lease. Like everything else in business, the terms of a commercial lease are subject to negotiation.
While there are many similarities that exist in commercial real estate compared to other real estate transactions, there are also many differences that will need to be fully understood. A contract should be developed from the start with this in mind to work as a type of guide for the remainder of the procedure.
In many instances, Landlord and tenant disputes are preventable. Even the best drafted document will not guaranty that a tenant will pay its rent. However, a well drafted Commercial Lease will be able to address most situations that will arise during the lease. An experienced Commercial Real Estate Attorney will be able to advise you about the types of problems that arise in Commercial Leases.

John seemed like the guy but I was looking around and not wanting to jump into any old lawyer. I should have known when we met in person he wasn't the guy. He seemed a little irritated I did not have the money right away to put down. I wanted to feel him out. Long story short we ended up going to mediation. They were dragged out and my best interest was not in his best interest. After the second mediation things seemed to be ok but that was not the case. He ended up filing
