List the first named tenant on your written lease agreement. If you are evicting someone but you have no written lease agreement, you may list the tenants in any order. Requiring a security deposit equaling one monthly payment is a great policy. Assuming your tenant's background check reflects a clean rental history, this amount will typically cover any damages to your rental property. But in some cases, that security deposit may fall far short of covering the damages to your rental property.

Warning stay away from this law firm or you will get ripped off . they ripped me off. rude lawyer all about money and poor service. i am in the process of reporting this lawyer to texas bar for failure to do their job . over charging and refusing to return my original documents. contract was for $1700 that was already high and then stole $2700 from me never finished the process never put the judgment on tenants record never recovered the money for me as promised to garnish their pay check. i had to to do all that myself. i wish i had read his reviews before hiring him where his ex clients are calling

Very unprofessional, hit the pavement running, don't stop and don't look back. He is known for manipulating people with fear and swindling them out of their property and money. You have been warned. I have proof in writing from his emails. We are still fighting for our due rights. Not everyone is a crook when dealing with real estate but this one takes the award with pride.

I recently retained the Girling Law Firm for a difficult eviction and was very pleased with the results. I worked with Assoc Atty Ammar Husain and he successfully overcame some language in the lease that was extremely unfriendly to the landlord and secured an agreed judgement for the tenant to vacate. The process went very quickly and efficiently and Mr. Husain was very friendly and professional to deal with.

I paid Marc Girling $5000 for a quiet title suit some family issues arose after then he decided to represent me in probate court marc Girling subpoena the wrong doctor. He never showed up to court. He throws temper tantrums. Also, he will waste your time and money. Moreover, he may have powerful friends in high places marc and I recently had a hearing held for his professional misconduct with the state bar of association

They are representing a Landlord who refuses to fix the leak in the gas line under the house. It's been about a month and he hasn't fixed the problem so I have been without hot water, heat, or gas stove. We contacted the city (code) a few weeks ago. They been coming by and trying to contact our landlord and he refuses to respond. They tested everything. In retaliation, the landlord hired this company to send us an eviction notice for not paying rent. I paid my rent for January. On time. So I don't see how I would get an eviction notice for not paying my rent. We are going on February, Monday. Very

Do not do business with Girling Law.
They tout great communication and sell you on sweet words, then turn around and leave you in the dark while draining your retainer dry doing things you specifically agreed not to.
Then they send you what's left of your retainer and it's 65% less than expected because there are invoices they never shared with you and they charged you for their mistakes, and to fix them!
This firm moved forward with a lawsuit against my tenants, after we explicitly agreed not to, and served them papers, causing unnecessary tension and hostility with family that was never intended

This is a poor scam against mom and pop landlords who don't know better and will be strung along with talk and no action.

Stay far away. Reach out to your Apartment Association and work with a reputable company.

I was referred to Marc by my real estate agent, Michelle Stuart. My only regret is not calling him sooner. I kept thinking I could do the eviction my self, from Arizona, and I handled my three day eviction notice all wrong. It was such a huge relief when Marc took over, it cost slightly less than my retainer so I got a refund- imagine that! I did nothing, and Marc showed up in court to obtain the judgment.
