I feel like the only way to address this is with legislation. I know that having appraisers randomly assigned was to offset manipulation of appraisals that were too high, but this pendulum has swung too far. Appraisal companies now have zero accountability.

This company deserve the low star rating that it received on here. Like most reviews, if there was a 0 star I would have give that instead. I have been working in the real estate industry since 2007 and have never come across an appraisal company that as bad as this one. If you purchase a house before you would know that the loan contingency removal date is very important. Now a day you will be lucky if you can get a seller to agree to give you 21 days for the loan contingency. Guess how long this company took to get an appraiser out for my case? Very poor and unrealistic appraisal, they wrote an appraisal documents with lots of errors. They didn’t respond after a lot of follow ups from our lender. Very poor conclusion, just using one data for conclusion, neglecting all other comps. They even didn’t correct 3 major errors in the appraisal document that our lender told them. ZERO STARS!!!! Our appraiser with Property Sciences was completely incompetent and as a result we had a long delay in the construction of our new home and had to switch banks and start all over. Chris Woods in Panama City, Florida, appraised our new home for our construction loan. His comps were OLD homes that were half the size of the house we are going to build. He did not take into consideration that our new home will have a water view. Chris refused to change his appraisal and we have been stalled on the construction of our home because of this. I had an appraisal done by Property Sciences Group on 1/10/20 by appraiser Michael Barker. His appraisal came in $30,000 less than an appraisal I had done by Property Sciences Group appraiser Martin Slee on 1/29/18. Mr. Slee used six comparable. Barker used three. First appraiser listed my property with five rooms, which is correct. Mr. Barker listed it as four.

This company is very dishonest. Always ask who the appraiser is, and would suggest to avoid this company.

The manner in which they provided my appraisal for an FHA loan suggests to me something was going on where they did not intend to give me a fair appraisal value.

First the appraiser put the effective date on my appraisal 1 day before even coming out to my home. 2nd when he did the inside inspection he did not check water and electricity or the appliances to confirm they were working. 3rd he told me that because being next to the main street, park, and having $38k in upgrades I should

Avoid like the plague. If you work anywhere in this industry, make sure you let you lenders know that you do not want to do business with these people. They are ridiculous. Its amazing they are even still in business. The industry already knows about them as the worse AMC out there. Professionals beware.

NO STARS!!!!! This is the biggest nightmare I have seen in 25 yrs as a mortgage broker.....due to rate lock and rates going up before the holidays, they insisted on a $975 appraisal for a 650 Sq Ft home on acreage because it was SO COMPLICATED......we all know appraisals are county records...not too tough.....not ONE BUT TWO banks have rejected this appraisal....I am enclosing the SECOND bank's rejection and the reasons why below.

These guys and maybe one appraiser, Tim Fitting, doesn't know what he is doing. He has caused many problems with my refinance. I have a condo lot (typical in beach communities because it is a 1/2 size lot) and they appraised the condo lot like a typical condo. I live in a single family dwelling with no shared walls, no association, no association fees and they appraised it like a typical condo by definition.
I added a second story onto my "condo" as well as a fourth bedroom. There are such things as a condo lot which differ from a condominium unit. They also didn't provide

This company did the appraisal for my refinance. On the report they wrote the incorrect address. Even the parcel # was wrong. It's no surprise that the appraisal value was way off.

My suggestion is if your mortgage company is going to use this appraiser, then immediately stop the process and request another appraiser.. save yourself hundreds of dollars and your time by ditching this company.

Also, they were not professional in the process. They reschedule appointments last minute claiming delays. If you made plans to take time off work just so that you could have your house appraised, chances

I really wish I had been given the opportunity to choose my own appraiser rather than depend on the one the lender assigned. The initial phone call I had with the appraiser should have been my first clue as to the company's lack of professionalism. The appraiser didn't seem to know what the heck was going on, nor did he sound like he even cared. Luckily the appraisal amount came back at what I needed, hence the two stars. I refinanced my property August 2014. The lender used Property Sciences Group so I had no choice as to who did the appraisal. I was told the fee would be $450. They subcontracted out the work to an appraiser in Torrance, Ca, who worked for a different company. She spent about 10 mins at the house. She used the current comparable sales in the neighborhood but came in $70k lower than the best comparable. On top of that, they charged my credit card $575. Agree with all 3 previous reviews. Why on earth would Patelco still continue to use Property Sciences Group to do appraisals for their members? How is it possible that these morons appraised my home lower than it was appraised 1 year ago? Here's the answer: 1) they used non-comparable homes; and 2) they did not compare my home to a recent sale 1 block from my street.
My #1 mistake is not checking the Yelp reviews 1st.

I would also give this company zero stars. They charged me for an appraisal that was cancelled, and then charged me for it again and again in subsequent months. They charged me for it three times and credited me for it three times when I never used their services. Thank goodness they never got to the point of doing an appraisal and thank goodness I checked the details on my credit card bill. I'll be watching next month to see if they charge me again! $425!

I would give this company no stars if it was possible. I have dealt with many appraisers and real estate companies in the past, but this company is a joke!! We basically paid $425 for an appraisal that used the average amount of non-comparable houses. We just bought our home 7 months ago and decided to re-finance since the rates are so low. They appraised our house value at 12.5% less than it was 7 months ago and now we have to put more money into our loan since they appraised our house so low. You've got to be kidding me!! I know the market has gotten worse, but it's not that bad. The
