Sellers beware. We used Renee Adelmann to sell our long-time family home in Lucas Valley, and we paid the price--literally. She wanted to have some improvements made before the house hit the market, and offered to serve as "project manager." When she provided an initial punch list and estimates, we took a couple of things off the list to reduce the costs and put a cap on what we wanted to spend, which was still a reasonable investment.

Hilary helped me understand that even with a beautiful renovation, it takes a lot of money to sell a home. She charges $1,000 per month for 530 sq condo staging (bedroom and living room). That's in addition to the paperwork, which runs about $600.
I would connect with Hilary a few months before you're ready to sell, work out the numbers with her, and give yourself time to save to spend what she needs you spend so she can sell. She's really amazing, but you need at least a few thousand dollars

If you're looking for a hardworking, ethical realtor with your best interests in mind, I would recommend to keep looking. If you want a realtor who overpromises and makes tons of excuses, continuously looking for kickbacks from their business partners (oops, she copied me on the email), and blames the client for the issues, Marin Modern is the brokerage for you.

I saw something online about Sausalito houseboats so I decided to check it out. In order to see the listings on Marin Modern, I was forced to enter my email and phone. Within minutes I started receiving texts and asked them to stop. I had to block the number. A few hours later I received calls from a spoofed 646 area code and it was them again. I blocked that number. Then I received an email from them. This constitutes harassment. I would NEVER use a company that engages in these practices.
