I don't prefer to be negative but Old Mill Realty is a joke. We moved into our apartment with an already broken toilet, thermostat, missing screens for the windows, a leaky sink, and several burnt out light bulbs (all of which we fixed) but we STILL only got a quarter of our security deposit back due to phony fees. It was nice having a hands-off and laid back landlord, but they didn't fix anything or care to respond when we had issues. We lived in a home rented by Old Mill and for the great majority of the time they were really good. Very hands off and trusting, but when a plumbing issue came up they would always be very prompt. I did report a few things that I thought needed to be fixed that would be good long-term things that never got done, but they were not a big deal while we lived there (concrete being undermined below the front step, a few holes in the eaves).
There were even times where I would replace things and they would reimburse me (I replaced all the 12 of the smoke detectors as well as installed new CO2 monitors

Old Mill Realty is an unethical company that takes advantage of their clients. Avoid at all costs entering into a housing contract with this company unless your attorney can negotiate ethical and legal terms beforehand. This company is an absolute joke. They present contracts to individuals who are not capable of understanding the legal depths behind it. (Also known as "Procedural Unconscionability") They establish numerous guidelines that are completely unobtainable. Their customer service is hands down the worst I have ever seen and will not return your calls, emails, or text messages
