In the process of looking for my first home in the hot market of summer 2021, I found myself engaged in a transaction with a number of worrisome issues. At the top of my mind, I was worried that an appraisal by my mortgage company would not take into effect the pricing hike that is a result of a confluence of factors (historic low inventory, historic low mortgage rates, a greater appreciation for larger homes because of work-from-home). I was not sure whether the appraiser would be responsive to these market signals, or whether the house might appraise much lower — making it impossible for me
