The Client NAPA Auto Parts was in need of relocating their existing store in Spokane Valley, WA where they had out grown their facility and were located in a tired Class C building. We worked to secure a site directly across the street from their current location to make the transition easy as possible.
A unique project that was originally developed in 2006 by a former real estate developer, that had gone back to the lender after it had become 100% vacant. A partner at a competing brokerage firm contacted Hawkins Edwards, Inc. and we participated in the re-development of the building. Partnering with SPVV, a local Spokane landscape architect firm who took a majority stake in the building LLC.
Developed in 2000 & 2001 by Hawkins Edwards, Inc. to accommodate our offices, the property was originally a vacant rock pile in a undesired part of downtown. The buildings won the Mayor's Award for design, originally being designed and constructed to blend into the neighborhood with a historic design.
Acquired in 1997, the Shadle Center was a functionally obsolete shopping center burdened by poor management and an inadequate tenant offering. Hawkins & Edwards' strategically focused the redevelopment of the Shadle Center around Wal-mart and Safeway as the core anchors. Walmart constructed a non-proto 120,000 SF store in 2001 and within 18 months of opening expanded their store to 150,000 SF.

Kevin Edwards was terrible to work with. Or shall I say not work with. Would not return emails or phone messages. Even when trying to establish a lease he could still not return messages or info me of the progress. Oh well I have taken my business elsewhere and would warn potential buyers don't waste a month of your time trying to deal with this company
