A Title Search is necessary when purchasing or refinancing a home. As a title insurance company, Pride Abstract will act as your "searcher" and carry out this title search. The title searcher prepares an abstract, concise version of your title, to report all matters and transactions affecting the property.
A deed or a mortgage may have been made under a power of attorney after its termination and would, therefore, be void. A deed or a mortgage may have been made by a person other than the owner, but with the same name as the owner. The testator of a will might have had a child born after the execution of the will, a fact that would entitle the child to claim his or her share of the property.

I would definitely recommend Pride Abstract as a settlement company. As a new homebuyer, I was not sure what to expect. They took the time to explain everything to me and make sure I felt comfortable with the transaction. They were not only professional, but also caring and wanted what was best for me. Even when there were discrepancies on the side of the sellers realtor, they took care of it in a speedy manner. They were always there to make sure everything ran smoothly. They made the settlement process easy and stress free. A great company to work with, I would never go with another settlement
