Be aware of this person Diane Sun. She's a slumlord, and very unethical person. She has a lot of history in Tracy and is known on social media, just look up on other sites for her name and business, "Wise Financial Services and Realty Inc". She's a nightmare, refuses to fix anything, houses with rats and fleas infestation. She will pay for no AC or any repairs.

Diane Sun is extremely unethical businesswoman and I would strongly advise anyone from doing business with her. My partner rented an executive home in Los Altos Hills from her, and it was a hellish nightmare we had to escape due to her extreme negligence. The home was not well maintained, and had some serious plumbing issues. She refused to make necessary repairs on the plumbing instead opting for quick fixes. Over the course of 11 months we had raw sewage in the home more than 8 times, often for a week at a time as she refused to fix it professionally, instead opting to try to fix it own her own

I have business with Diane for few years such as loan, purchase houses. She is always so helpful, knowledgeable and efficient and never push you when you are buying a house. She found a best rate no point no fee 2.5% for me three years ago. She is easy, patient, reliable, and hard working. My son is going to purchase a house and take a loan, we will still ask her help. I cannot recommend anyone else after working with Diane, as she is understanding & amazing!

I had a terrible experience for a loan request several years ago that cost me 30 days, $2000 in fees, and almost a $50K deposit.
While I can't entirely pin the blame Diane Sun for the disaster, she did pick the loan from an unscrupulous small bank, which resold the loan while it was still being finalized. Because of that, the new bank had to restart the loan process from scratch, wasting the 30 days I had spent.
I was lucky the new bank was able to process the loan in half the time as the small bank, so I barely made the deadline. Also, the seller was really nice for extending the deadline

I just feel so sorry for other people who had same bad experiences as I did with this crazy lady Diane. My nightmare comes back when I read the reviews even it is after 5 years. I had done a few times refi on my primary and rental houses through other brokers, compared to that crazy lady, everyone else is an angel!

As you should know asking a person what their disablility is and why do they have a service animal is against the law. However I would like to educate you as it sounded like you where brand new to the realestate world.
A service animal is defined under the federal Fair Housing Amendments Act of 1988 (42 U.S.C. 3601, et seq.)
This means you can not discriminate against a person with a service animal.

Surprised by some of the previous reviews. I have been a tenant of Diane Sun for a while now and have nothing but good to say about her. She is very responsive, professional, and has been easy to work with. We are renting a beautiful home from her and have not had any issues with the property. As a landlord she has been respectful and I definitely appreciate her business.

I rented a house from Diane for several years and found++++++ her to be very professional. We did most of our correspondence via email, and I felt she was always reasonable in our transactions. She seemed to be friendly and understanding, and I liked that she didn't intrude on my space while I was renting from her. I've had other landlords pop over uninvited, and do some pretty tacky things in my past, and she never pulled anything like that.

I recommend Diane Sun. I had the pleasure of buying a home Diane listed for her client recently. We liked her responsiveness, in-depth knowledge about the local real estate market, various financing options for higher price range homes so much that we had her sell our previous home after we closed the new purchase. Plus she is really willing to go the extra mile to help both buy and sell sides of the clients to close the deal. I recommend her and will definitely work with her again.

Very weird I tried to be nice and talk to her, see if she willing to return my keys.
I questions few people who had good experience with her. I think it is not her real customers
I asked her for keys, she asked me to tell my realtor to pick it up from her. Don't use her, unless you're really brainless. On the other hand, if my tenants lose anything, she probably will be visited by investigators :0I Stupid
