OMG handles the day to day property management. OMG handles all tenant issues, leasing responsibilities and after hours requirements. OMG will visit your property weekly at a minimum. With new properties or properties that require special attention, you can expect daily visits. OMG provides 24 hour emergency support for all tenants, on-site employees and property owners.
OMG recognizes that maintenance, repairs and turnover costs can determine the profitability of your investment. I'm at the point right now if I don't get my deposit back asap . I will sue them ! I never missed rent never late cleaned apartment and someone's already living in the apartment ! And its been more than 6 months and still nothing . They don't return my phone calls. I called i email and still nothing They said they didn't received you 30 days notice.but they cashed the check that the thirty day notice was with . I just want my money back .. worst management company ever.

The WORST "property management" company in the Bay Area. We have waited over 3 months to receive our security deposit back, and if you aren't aware, the allotted time for getting your deposit back is 21-30 days. They had mentioned they sent it out, but never have received in within these three months. Being a first-time renter, and completely taking absolute care of our first home, I would expect better service. Do not waste your time OR YOUR MONEY on this establishment. You WILL NOT get it back. I would really love to see this company out of my hometown of the Bay Area. They do not deserve to

After reading the reviews let me be the first to say that I lived in a building that omg managed. I never had a problem with getting repairs done as for what you get. That was cut and dry! David never tried to bs me about repairs and like anyone who is expected to pay for a repair finding out what or who is at fault is a factor. And as for repairs that take long. This is not omg's fault period! That falls on the maintenance guy! OMG hires them for the maintenance repairs. Take that up with maintenance man not omg! They are not baby sitters! Final thoughts on omg. David and Ken no BS kind of men

I used to live in 2930 huff ave, San Jose. The last owner was great! After switch to Orvick management, they never care about the apartment. Also, the manager is dumn and doing nothing.
Oh, by the way, the security deposit will never get back and they will cost you cleaning fee and painting fee???
Believe or not, this company will be disappear in 5 years because those people

Why can’t I give 000000 stars! Absolute SLUMLORDS! If they are managing the property, RUN! They will let your property be condemned before they fix anything! I have the power to my water heater go out in JULY, it is now January and it’s still not on! I moved out this month, and with a deposit of $2800, they tried to give me back $1450! They are charging $1350 to repaint.....that’s one expensive paint job. So if you already rent from them, be prepared to go to court....

I wish there was a zero star we can rate it isn't even worth one start. The management doesn't even care if water is going to waste. I mean we are paying alot for the freaking apartment and I have to keep calling and it makes it seem like I am the one nagging for the damn apt to be fixed and we are actually already paying. It is so irresponsible for the management. They expect the rent one time but cant to their freaking job on time.
