Cal West took care of our rental property for six years. In all that time, we had no major problems with the house and what few minor issues came up were handled in a very timely fashion. We had "zero" problems with our renters and Cal West. We will be moving out of the area soon and plan to turn our current house over to Cal West knowing we will receive the same excellent service we have been receiving for over six years.

Cal West is a scam company ! I've been living here for 35 years and they can't get anything right, they never have. I asked for a few tree limbs to be trimmed and they said ok, $2000.00, I almost fell out of my chair. Come to find out they charge $7,000.00 for less than 7 hours work ! When I got home the place was trashed, dirt and dust covering my Harley, van, boat and the house not to mention the trimmings and the mess they left that I have to clean up .......

I could not be more pleased with the relationship I have had with Cal West HMS..They are efficient, timely, professional and always on top of any situation. It is obvious that their company ethic is to give the very best service at a fair price. They keep me informed about changes and improvements and always give me choices when appropriate. I fill still involved with my units, but Cal West HMS relieves me of the burden of running my rentals.

Despite contacting Cal West Property Management repeatedly by email and telephone calls in April for tenant search services, no emails nor telephone calls were returned, and hence no tenant search services were provided to rent two vacant apartments in May and June, 2021. Another property management company was contacted and promptly found two quality tenants to rent both apartments.

My family has been using CWPM services for over 20 years and they have been nothing but professional, reliable and responsive to our needs. I'm kind of a doofus with the details and not a huge fan of surprises, so perhaps your experience will be different.
I'm one of those people who absolutely will not bug my landlord unless there is a significant problem that prevents me and my kid from existing there (i.e. all power outlets wont conduct electricity / cant shower or use bathroom kind of issues) because I really don't enjoy dealing with strangers in my home, coordinating with them, etc... unless absolutely vital (even

Robert is very knowledgeable with rental market rules and regulations in the area he covers and is extremely experience at working with clients in different situations. I reached out to Cal West to inquire about a home listed for rent in San Jose. I got in touch with Manuel Dominguez. I sent in a list of questions and got a response to 1 of my 12 questions. His answer was he is not at liberty to answer the questions, except for 1. I asked simple questions such as can i use the wood burning fireplace because some places don't allow the fireplace for use. Or when will the yard be fixed because in the listing it states it will be fixed soon. Other questions like is garbage included in the rent because it wasn't clear in the listing. If I could give negative 5 stars I would. Please do not rent from this company!! I was a long time tenant and took extreme care of the property but when it came time to leave things went bad. First off the check list is extreme and unrealistic for a old unit but we followed it to a T anyways. After paying $500 to get everything cleaned they came up with bogus deductions that were not pointed out during our walk through. In fact I pointed out a faulty smoke detector and was told to keep it off the wall. Low and behold they charge me to have it put back on the wall despite telling them it was

Have more issues with this property management company. They don't have a very good working relationship with the tenants. As far as maintenance goes they are not very quick to get things done and leaves the coordination to you and their contractor. when the contractor doesn't show up after a set appointment they say its not their responsibility and dont care if you have to reschedule. This means more time and money on the tenants part. They don't realize that you have employment and have a job to do and is required to show up for work. Very sad on the property managements side and

Robert is fantastic! My experience with the company has been exceptional. Robert and his company seamlessly manage my condo and consistently provide me with a report each month. I would highly recommend using this company for your property management needs.
Beyond that, they did the search for my tenant and it has been a dream. She has been an ideal tenant in payment history and in taking care of my condo, as well as being an ideal neighbor. Robert did a 6 month walk through check of my place and reported that the condo is in the same condition as I left it. My neighbors report that she is quiet

I had very bad experience with Cal West. Apart from small issues while my tenancy for over an year, I had major set back when they returned my bond money. They returned less than 1% of total amount. Even though they did a pre-move-out inspection on my request, and confirmed in "writing" that property is very well kept. There were NO issues they reported while this inspection. But when they returned bond money, they charged me for FULL apartment paint, carpet clean, and other general cleaning. I think most of agents are crooks, they know that no one have enough time to fight them back

Home owners BEWARE!!!
this guys are unprofessional and disrespectful. I called yesterday to schedule a viewing of a property. The girl who answered the phone schedule for today 11am and asked me that if I have to cancel please be respectful for their time and let them know. Half an hour later we get a confirmation text with a wrong address. We called to make sure we meet at the address we wanted to see and a guy name Kyle told us it was a glitch in the system and we are infect meet at the right address. Today I get another confirmation text with a wrong address so I call again. A VERY RUDE lady

Just about the worst property experience I have ever dealt with. The owners of Cal West - Julie Collins and Robert Collins and their employees are very difficult to deal with. They LIED to me, numerous times. They take forever to fix issues and on top of that, if you report a potential issue and then there is no issue - they want to charge you - the tenant. I would stay away from any property that is owned by CAL West HMS. If you are a property owner, I would stay away from them as well. I am currently renting my house through Cal West as an out-of-state home owner. I am satisfied with the level of service I receive, though sometimes it takes a couple of follow ups to get answers to my questions.
What gives me true piece of mind is that they do regular check-ins on the property (pictures and all) and they will schedule yearly maintenance (gutter, roof, chimney inspections) so I know that even if my renter's aren't treating my home as their own, it is still getting regular maintenance and check ins!
