Stephen Margetic has more than 25 years of experience managing affordable and market-rate properties. As President, CEO and Owner of Hyder & Company Property Management, he manages over 103 affordable properties totaling about 6,135 units throughout California. He is also a principal partner in the management of two campuses totaling 162 units of senior assisted and congregate care units in St. Louis, Missouri.

The Potiker Building is infested with Bed Bugs and cockroaches!! There are foul, ill mannered, rude, often with poor hygiene, tenants; many are off the street with drug and alcohol issues; some tenants have been out of prison for as little as 3 years; there are many thefts even though management has placed cameras on all floors; there is a lack of Security, in the evening, which invites homeless individuals to roam the hallways in the wee hours of the morning.

They are strict.
They do care about safety.
They instruct others approval to cooperate well.
Most have not received the same
Responses. But your season will change. I'm newly out there with them and I do see changes.
It's nit how you look at it. It's begun to shift for you in so many ways. We must see it good. Children live amongst us. Broken and recovering families and individuals with health issues. With mental health issues.
Yes it's a second chance. But I'm willing to cooperate. Listen & Silent are the same letters. You will learn something what good is allowed

My 97 year old father who is a tenant at Hyder's property Horizon at Indio (Senior Apartments), was asked by the manager of the property Cynthia to show her his underwear and undergarments as proof of it being solely his clothing and not anyone else's...this is in so many ways degrading, shameful, and a true violation of ones rights and dignity. He (my father) who is dealing with many health issues due to age(97), was told that he needs to fend for himself better and not have visitors over frequently, due to this my father has suffered many bodily injuries. Management’s representatives enter your apartment whenever they like, without notice. I know they have entered my apartment when I was not home. Because of this and COVID-19, I have felt that I could not leave my apartment to go outside and smoke or go to the store anymore or they would enter my apartment while I was away, so I have basically become a “Shut-In”. They haven’t entered since I pointed out to Marissa that they are not supposed to enter our apartments without our consent unless it is an emergency like flooding, overflowing toilet, fire and such.

I wish I could give a minus in front of the star or no star. Hyder doesnt seem to care what type of manager they hire for the low income senior complex called Potikers in downtown San Diego.
Been here over 5 yrs and have seen 2 really bad managers and 1 really good manager and unfortunately she left right away. Had really high Hope's thought maybe this place would be run professionally and cleaned up. Nope!! Her replacement shouldn't even be working with seniors she and her asst have an attitude that if a tenant doesnt like it here they can move! What? Why should any resident have to move because

Hyder Property Management is horrible. They either can't or won't do anything about problematic neighbors, no matter how many complaints are made against them by multiple neighbors.
For example, there have been at least 15, yes 15, complaints made against my current neighbors over the course of 9 months (that must be some sort of record), and yet nothing has been done to get rid of them. The manager does what she can, but nothing has changed this entire time.
Every single night, from the first night they moved in, has been full of loud thumping music, cabinets slamming, and the couple fighting

This is a dirty company. I don't reccomend renting from them. I was in a unit for over 8 years and they entered my home without consent in non emergency capacities. They price gauge, have terrible maintenance, had my car towed even though it was fully registered, insured, and many more things. We're glad to be gone. And when we moved out, they crazy over charged us. We paid and where always compliant.

I have been associated with Hyder Property Management for the last 8 years. I have always found them to be fair and caring employers, They put thier employee first and encourage growth and training. They treat the residents on the 100+ properties they oversee with care and respect. Hyder maintains each of thier properties to the highest standards and regular inspections by onsite staff as well as the supervisors are conducted on a regualr basis. I highly reccomend Hyder and any of Hyders properties as a place of employment as well as a place to call home

Well I live at Potker and have manager Tondi who does to me like charges me the highest rent $650
.and know 3 rents and never gotten a printer for the computer room ,now someone with keys has gone into my room at taken court papers, bag, shirt, 3 phone cords, other food items and Know illegal Chinese senior live here and get free cable cox TV , and pay no rent. One 524,311,208 and might be more. In Dec we had 3 weekends when the TV and computer were locked and we had no guards, when wash cloths I get no warm water. She keep changing the date and time for tenant to tenant and she never came to
