Rob is the office manager with this company and he was absolutely unprofessional. I am a current renter with them for 4 years now. The rent increased over $400 during my lease renewal and there are changes being made without prior notice and during the middle of the lease agreement. I asked was there a suggestion that can be noted for the owners to view since I have rented with them for 4 years. Rob stated I can write a suggestion but he is the one reading it and he doesn't care!
I called back and asked to speak to a supervisor and he was the supervisor of the office. I have no idea why he thinks

Tried to rent out a home that was decrepit for 2k a month with a notice that "tenant is responsible for all repairs" I passed on the terrible home. They kept the earnest money only stating it was non refundable AFTER taking payment for it

Renters beware! We would have give this a 1star review if not for our sales agent Chris who helped us move in but after that be prepared to fight over every maintenance request no matter how small. Too many to list out. And at first we thought this must be how all property management companies run their business but soon after moving out and renting with another we soon realized how wrong we were. What a fresh breath of air it is knowing we never have to deal with Metropolitan again.

After moving out of the house we were billed over $2300 for "damages"... when we painted, cleaned, vacuumed, and used a carpet cleaner in every room of the house, I disputed their charges by law and never received a response in return, by law they must give me a response, I filled my dispute within 60 days of termination of lease. Now they are sending a lawyer after us because of their false accusations of damage.

When I moved in this house it was one thousand dollars and next it went to twelve hundred dollars then the next year it w went to 1400 and now it is 1780.this house has no patio and no decent backyard. I have replaced their washer and dryer and now I just replaced their refrigerator because it is all junk. Don't ever rent from these people. The only time it was good when Tim was there

Same story as most of the other people on the reviews. Worse rental company I have ever rented from. DO NOT RENT FROM THESE PEOPLE!!!!! scam artists who steal your deposit and try to charge for things that are not your fault. Like settling cracks in the drywall on the roof. Now I have to get a lawyer to fight this because I'm not gonna let them push me around

They charge renters for all maintenance requests and do not offer any consultation process for what the request is. When you ask questions or challenge their evaluation the maintenance manager replies to emails with an unprofessional tone and manner. Heir accounting process I two months behind, and assess an administration fee for a service that is unclear...which logically should be assessed to an owner for choosing them to manage properties.

Prior to COVID, renting was a painless process. A majority of rental companies in Phoenix were very affordable and willing to work with tenants. With that being said, the WORST MISTAKE I have ever made was choosing Metropolitan Reality. They by far are the true definition of a SLUM LORD. I was a loyal customers for two years up until my rent was significantly increased after my first year of renting. Very poor at following up on rental search. I was in a push to move. I found a home, viewed it and submitted an application I was told the final piece was the lease ledger from my leasing office. Metropolitan uses a third party to get this information and the third party never reached out to my landlord, then when I tried to have the leasing office call they kept placing the call on eternal hold, I called back to Metropoloitan and I gave the guy the email address for the leasing office again and she sent him the information expeditiously. This has got to be one of the worst companies/experiences I have had with a property management company. I had the hardest time getting a hold of anyone when it came to asking about a property and checking on the status of my application. I have been waiting over three weeks for some sort of response and have yet to be contacted. A request for the name and number of the broker or supervisor to help get an answer and no reply. I even had my son look into their rent to own programs, but regret the suggestion. I guess it is a good thing they never reached out to him in regards to that either

I was a very good tenant automatic payment never late on rent. I moved from San Francisco into one of the rental homes that they listed with a Pool that they stated they would maintain the maintenance of the pool. However when it came to a lease renewal they snuck in the fact that I would have to maintain the pool after that which was additional charge plus they raised my rent. when I moved in the flooring was ripped up the carpet was pissed stained stinky and they refuse to repair anything. The washing machine leeked and I was forced to use my own washer /dryer because they would not replace

I am going to mention the pros and CONS from renting with them. Easiest way to spare yourself from future headaches is to avoid them and I will tell you why. If you are already renting, go to the last paragraph. If you decide to take the plunge, read this entire review.

Let's do the CONS first, so you view the home, you like it and you want to move forward and rent it. The condition of the home when you view it, is how it's going to be when you move in. For instance, if dried feces in toilet, overgrown yard and a huge oil stain in the garage, yes it will still be there when you move

Absolutely the worst. They advertise nice property for rent, but make it impossible for you to contact them. Tried several numbers, email and their online interest forum. Everything is sent to robots, which are unable to compute the following phrase "I want to secure this property." In my case, I WANT THE PROPERTY! But they don't know what they're doing so they've lost my business and I'll be passing the word around that they're up to something. Not making deals on properties, that's certain.

This company should be out of business, their practices are deceptive and abusive. They are taking advantage of people. I rented a property through them and they asked for a $600 security deposit. When I left the property, I had the entire property including floors and carpets professional cleaned. Mind you, no pets and no children so they were NOT visibly dirty but I did it as I wanted to return the place clean. Walk-through was fine, the agent even said it looked spotless. Then to my surprise, weeks later, I got a BILL. Not only did it take me months to get this company to properly provide

Currently rating 1 star- there is room for improvement...3 complaints from today & 1 complaint from yesterday. 7/28: 1. we did a self tour, I tripped over the tile that looks like the foundation cracked and lifted the tile 3 inches, I fell with only my service dog by my side, my husband was looking in another room. There was no electricity and we were only using our phones for lighting. HUGE safety issue!! 7/29 1. I called the number on Zillow but the voice mail said another name, i gave the benefit of the doubt and thought it was an assistant. 2. I scheduled a second viewing with an agent

Like all real state companies, they're just out there to screw tenants and take their deposit money with the most underhanded methods.

Not to mention their property managers: they are complete a-holes and very unprofessional.
Specially this woman called, CRYSTAL MCFALL. This woman is a monster along with BECKI WILLIAMS and ROB BUNDRICK.

You're better off renting an apartment than one of their properties.

This Company Metropolitan is a complete joke to work with!

Rent raised at every renewal started out at $1,450 ended at $1,697 in 2 years !

Upon turning your keys in if you don't ask for your deposit it wont get started and they do not tell you that

I had the house cleaned better than when I first rented the property . I had the carpets cleaned , the house cleaned , and the yards done !

After calling for over 3 weeks for the deposit refund update I received a breakdown of fee's and my deposit and it goes as follows:

Dispo: Handyman repairs, Replace sink stoppers, replace tub stoppers

I wish I would have checked reviews! I would give 0 stars if I could. I moved from out of state and am not familiar with the area. I figured going into a rental would give me time to see what I like. Boy what a mistake! This company is unethical and operates in the grey area of the law. The house was dirty and in disrepair. I can't get a reply for broken appliances. Communication is awful if it happens at all. Moving is stressful enough so save yourself heartache and do not rent with this company!

WARNING!!! Do not rent from this company. I am a 17 year active duty Air Force member who has lived in seven different locations over my career and have never been screwed over so bad as I was by this company. Upon my move out they charged me over $2,000 hours in move-out fees for damages that did not exist. They charged me $700 how to paint the inside of the house when there was no wall damage and almost $600 for carpet cleaning when professional cleaning runs about $240. They charged me $150 for landscaping when the entire front and back yard is nothing but dirt and rocks and there was no weeds

If I could give them 0 stars I would!!! The only time I received good service from them was when I submitted a ticket for maintenance. Like others, I was charged $25 for an HOA warning, not even a violation, they were very unresponsive to emails, and when we moved into the house it was so disgusting we had to pay professionals $350 to clean it. Now that our lease is up and we have moved out, they are trying to charge us $2705 for cleaning and other false and inflated repairs. I would never recommend them to anyone to rent from or have them manage a property.

I have been living here for about 1.5 years and I had nothing bad to say. My previous rating was 5 stars. However, within the last 3 months my AC has broken FIVE times. The last time it took them 4 days to fix it. I called the maintenance manager Leo to complain, and he was completely rude. No sense of customer service whatsoever.

Use your brain and read ALL reviews starting 30 days ago, including BBB and Google reviews! The consistent issue is Fee's and Security deposit! FYI, Az. State law states they Must let you be present for final walkthrough once you have sent a certified letter explaining a date! If they cannot attend on such date, they are stating no problems enough to charge. You have to have the walkthrough person sign a form when there as well. Either way they have 14 business days to return deposit and/or itemized description of damages! Take pictures and video of Everything upon move in and be sure something

Too bad ZERO STARS isn't an option.

Lived in there property for 3+ years and I had BLACK MOLD growing in the home!! My grandbabies were admitted to the emergency room several times for PNEUMONIA!!!! I will not recommend anyone rent from them!!!

We rented a house in which they were the property management company and it was a terrible experience. We were excellent tenants and kept everything very clean. All repairs were done the cheapest way and things constantly broke in that house.

When it came time for renewal, we were told they probably were most likely going to release it to us only to find out a month before our lease was up that they were going to sell it. They found every little thing to claim (one of which was a wall that was painted and they ended up using it for the selling photos) and our security deposit dwindled down to

I will give 2 stars because they do respond quickly to maintenance requests.
However, they have crappy customer service in the accounts department.
They charge $25 to open a letter with an HOA warning (no fines)
They charged for being late when their system malfunctioned and wouldn't accept payments.
Although I have emails where they 'claimed ' to waive fees they never apply these reversals. Despite re-sending THEIR email, they then claim that the cannot honor it.

Gotta watch these Thieves closely
If I rent again, I will walk away from any and all properties managed by this group
