If you are purchasing an older home, you may need a 4 Point inspection. We perform 4 Point Inspections in Charlotte and throughout Sarasota, Pinellas, Hillsborough, Desoto, Collier, and Lee Counties. Insurance companies have become increasingly reluctant to issue Homeowner Insurance Policies on older homes (usually 30 years old or more).
The first thing to know is that a wind mitigation inspection will help save you money on your homeowner's insurance policy. The even better news is that you don't have to do a thing except schedule the inspection. We survey and inspect your home, take the photos, fill out the forms and deliver them to your insurance agent (with your permission).

I wouldn't recommend this company. We had hired this company twice. The first time, I was present for the inspection on a house. Their inspector was very thorough and friendly. He did check every outlet. We decided to not follow through with purchasing that house because of that inspection report. Then, we went under contract again for another house. This time Chris, the owner, was the inspector. I was not present for this inspection because of work demands. Unfortunately, he did not do a thorough inspection like his other inspector. I wouldn’t recommend this company to anyone, buying a house stressful enough. The service I received from them added on to all the stress. Many people trust them and don’t even know that they lie on their report. It all started when they sent me a 4 point report with the wrong dates of the age of my roof! AC! Electric panel! Thank goodness I had a report from the seller that he did before he put the house on the market. I told Chris that my roof was updated, you just need to look at the county permits. And the electrical panel was one year old, not “40-50 years old“ as it says on the report

HomeSpec was very easy to work with. The inspection took place within a couple of days of ordering it. The guys doing the inspection were prompt, and did a thorough job of checking out the Condo. They were able to answer any questions we had and showed us and explained any problems they came across. They were also able to perform a Wind Mitigation Report and a 4-point Inspection to satisfy the insurance company.

We used HomeSpec for an inspection of a new house that we were purchasing. They conducted a comprehensive and thorough inspection of our new house. The inspectors were critical, knowledgeable and highly skilled. They identified numerous concerns and issues that we hadn't noticed. We highly recommend using HomeSpec if you're purchasing a new house. They're very affordable and well worth the expensive. Based on their inspection, I'd never purchase or consider purchasing a house without conducting a house inspection.

My wife and I recently used HomeSpec for the home inspection of our very first home. Charles and Todd went above and beyond to ensure that we were completely comfortable with the condition of the home we were purchasing. As a part of the inspection we needed to have a septic, and mold inspection done as well. The HomeSpec team stepped in and completely managed the vendor selection process for those inspections. I am buying a home directly from the owner and needed a good Home Inspector to ensure that I was not getting into anything that might cause me headaches after I closed. I continue to use Todd as my inspector of choice. I have yet to have a customer be disappointed in his services. They all enjoy and appreciate his taking time at the end of his inspection to go over his findings. I like and prefer Todd's style of reports.
