"Skeptical" is what one should consider before using this appraisers' services. My home was appraised by this exact individual on both September 2020 and September 2021.
Please see my concerns below:
My home on September 2020 was appraised and valued at $247,000.
The charge - cost was $500.00 in 2020.
After replacing\updating: (Personally investing) from Sept 2020 - Sept 21
1.) Front door completely replaced (1-2021) with luxury ($10k) door.
2.) Brand new HVAC (entire) unit installed March 2021 - ($20k)
3.) Brand new instant hot water (April 2021) heating system installed (3k)
4.) Brand

Do not use this company, specifically Nicholas R Schafer who seems to give himself 5 starts. A qualified appraiser should create a report based on a visual inspection, using recent sales of similar properties, current market trends, and aspects of the home, which did not happen in a recent residential appraisal, causing panic among the buyers as they would possibly be homeless. It is very apparent he used his own opinion regarding the price per sq ft this house should fall in, not taking into account and more importantly recent sales (i.e. the house next door and 2 other houses) and chose to go
